What this skill does

Keeps a loan on schedule by chasing what is still missing. Turns the conditions list into a tracker ranked by closing risk, catches the problems in documents that did arrive, and drafts one follow-up per party at the right tone — draft-only, never sent for you.

What it does

  • Turns an approval letter, LOI or needs list into a condition-by-condition tracker
  • Checks received documents for the usual problems: missing statement pages, the wrong mortgagee on the insurance, stale good-standing certificates, unexecuted contracts
  • Works back from the funding date to say whether closing is on track, at risk or not achievable
  • Drafts one message per party — borrower, broker, title, insurance agent — with the exact fix for each item
  • Escalates tone from friendly reminder to closing-at-risk as the date gets closer

When to use it

  • A loan is in process and conditions are still open
  • The closing date is close and documents are missing
  • Documents came in but you are not sure they will clear underwriting
  • Before your weekly file review

What to have ready

  • The conditions list (approval, commitment letter, LOI or checklist)
  • What has been received so far
  • The target funding date
  • Who owes each item, if you know

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's the conditions list and what we've received on the [CITY] bridge loan — we fund on [DATE]. What's at risk, and draft the follow-ups."

What you get back

A status line, a condition tracker sorted by closing risk, the critical-path items, draft follow-ups for each party, and an internal note on anything you need to handle yourself.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Every draft asks for documents through your secure upload link, never as ordinary email attachments, and lists only what your conditions require.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Skill name
loan-conditions-chaser
What it does
Use when a loan is in process and conditions are still outstanding — the borrower, broker, title, insurance agent, appraiser or borrower's counsel owes documents and the closing date is at risk. Trigger on "chase the conditions," "what are we still waiting on," "follow up on the outstanding docs," "condition follow-up emails," "the borrower hasn't sent the bank statements," "who owes us what," "conditions list," "prior-to-funding items," "PTD / PTF conditions," "stip follow-up," "update the needs list," "we close Friday and we're missing docs," or when a term sheet, approval or commitment letter lists conditions and some are not yet cleared. Builds a condition tracker, checks what was received for the usual deficiencies, ranks everything against the closing date, and drafts one follow-up per responsible party at the right tone. Draft-only — never sends.
What you give it
[conditions list or approval letter] [what has been received] [target closing date]

Loan Conditions Chaser

Private loans rarely miss a closing date because of the credit decision. They miss it because a bank statement came in with pages missing, the insurance binder named the wrong mortgagee, or the entity's good-standing certificate went stale while everyone waited on the appraisal. This skill turns a messy conditions list into a tracker ranked by closing risk, catches the deficiencies before the underwriter does, and drafts the follow-ups — one message per party, not one per document.

It works for any lender or broker desk and any loan type: bridge, fix-and-flip, construction, DSCR/rental, land, and small-balance commercial.

Step 1 — Intake

Pull from the conversation and any attached files first. Ask only for what is missing.

InputRequired?Notes
The conditions✅Approval or commitment letter, term sheet / LOI conditions section, underwriter's needs list, or a pasted checklist
What has been received✅File names, an upload-portal export, or "received X on [date]" notes
Target closing (funding) date✅And whether it is contractual — a purchase contract deadline, a rate or fee expiry, a maturing loan being refinanced
Who is responsible for each itemHelpfulBorrower, broker, title/escrow, insurance agent, appraiser, borrower's counsel, lender's counsel, contractor
Date each item was first requestedHelpfulDrives the escalation level in Step 5
Your own document standardsHelpfule.g. "bank statements: most recent 2 months, all pages." If none are given, use Step 3's defaults and say so
Sender name and secure upload linkFor the draftsUse [SENDER NAME] and [SECURE UPLOAD LINK] placeholders if not given

Minimum viable: the conditions list and a closing date. Anything not marked received is treated as outstanding — say so in the output rather than guessing.

Step 2 — Normalize every condition

Rewrite each condition as one row. Split compound conditions ("entity docs and good standing") into separate rows so each can be cleared on its own.

FieldValues
