What this skill does

Builds the full closing checklist for a newly approved loan on day one, fitted to the loan type, so nothing specific to the deal turns up the week of closing. Every item has an owner and a due date worked back from funding.

What it does

  • Starts with the items every loan needs: entity documents, IDs, valuation, title, insurance, loan documents and closing steps
  • Adds what this deal needs: purchase, refinance, fix-and-flip holdback, construction, DSCR rental, blanket, land, condo or commercial
  • Turns every approval condition into a checklist line so none get lost
  • Assigns an owner to each item and a due date worked back from the funding date
  • Shows the items that decide the closing date, and says honestly if the date is too tight

When to use it

  • A term sheet or approval has just been signed
  • You are setting up a new loan file
  • The loan has extra moving parts: a holdback, construction, several properties
  • You want one list per party to send out

What to have ready

  • The term sheet, approval or commitment
  • Loan type and whether it is a purchase or refinance
  • The target funding date
  • Your own standard checklist and lead times, if you have them

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Just approved a fix-and-flip purchase on [PROPERTY ADDRESS] with a [AMOUNT] rehab holdback, funding [DATE]. Build the closing checklist."

What you get back

A master checklist with owner, due date and what each item holds up, the critical-path items, a separate list for each party, and an internal note on anything unowned or needing your attorney.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Lead times are sample figures labelled as such, and it never shortens them to make a date work. Hand the checklist to Loan Conditions Chaser to track what comes in.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Skill name
loan-closing-checklist-builder
What it does
Use when a private loan has a term sheet or approval and the lender, broker or processor needs the full closing checklist before chasing anything. Trigger on "build the closing checklist," "what do we need to close this loan," "checklist for a fix-and-flip with a holdback," "construction loan closing checklist," "DSCR closing checklist," "blanket loan checklist," "set up the file," "who owes what and by when," "work back from the closing date," "new file just got approved," or when a term sheet, approval or commitment is attached and no checklist exists yet. Builds a master checklist tailored to the loan type and transaction — core items plus overlays for bridge purchase, refi, fix-and-flip, construction, DSCR, blanket and land — with a responsible party, a due date worked back from funding, and what each item blocks. Draft for the lender to adjust to its own standards.
What you give it
[term sheet or approval] [loan type and transaction] [target funding date]

Loan Closing Checklist Builder

Every private loan closes on the same core file plus a handful of items that depend on the deal: a construction loan needs plans, permits and a completion guaranty; a blanket needs release prices and a title tie-in; a DSCR loan needs leases and escrows. Files slip when the checklist is a generic template that misses the deal-specific items until the week of closing. This skill builds the master checklist at the start — core items, the overlays this deal needs, who owns each one and when it is due, worked back from the funding date.

It works for bridge, fix-and-flip, DSCR rental, ground-up construction, land, blanket and small-balance commercial loans.

Where it fits: this skill generates the master checklist. loan-conditions-chaser then tracks what came in, checks it for deficiencies and drafts follow-ups; closing-coordinator gives a readiness verdict across the whole transaction; post-closing-trailing-docs-tracker picks up what remains after funding.

The checklist is a draft for the lender to adapt to its own standards and its counsel's requirements. Legal documents, state disclosures and recording requirements on it are for counsel to confirm.
