Loan Boarding Data Validator

Check what the servicer boarded against the signed note before the first payment

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Confirms that a newly funded loan was set up correctly on the servicing system before the first payment. Compares every term the servicer boarded against the signed note and closing documents, recalculates the first payment independently, and drafts the correction request. A servicer bills exactly what was typed in — a wrong interest method or holdback setting is wrong on every statement until someone catches it.

What it does

  • Reads the governing terms from the signed documents first, with the page or section for each
  • Compares names, amounts, rate, interest method, payment, maturity, late charge, default rate, prepayment, extensions and reserves field by field
  • Recalculates the first payment and shows what each common setup error would cost per month
  • Grades every mismatch by severity and says whether it came from your boarding package or the servicer's keying
  • Drafts the correction request to the servicer, with the document reference for every fix

When to use it

  • The servicer sends its boarding confirmation on a new loan
  • The first billing statement does not look right
  • A rehab or construction loan with a holdback has just been boarded
  • Periodic quality checks on loans boarded by a new servicer

What to have ready

  • The servicer's boarding confirmation, loan profile or first statement
  • The signed note
  • The final closing statement
  • The holdback or draw agreement, if there is one

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"The servicer boarded [LOAN NUMBER] yesterday — here's their confirmation, the signed note and the closing statement. Does everything match before the first payment on [DATE]?"

What you get back

A validation report with mismatches graded by severity, the first-payment recalculation, a list of confirmed fields and fields to request, and a draft correction request.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • The verification step after Servicing Setup: that skill checks the package you send the servicer, this one checks what the servicer actually entered.

What it does
Use when a newly funded loan has been boarded on a servicing system and the lender needs to confirm the system matches the signed documents before the first payment. Trigger on "check the boarding," "verify the servicer set it up right," "compare the loan profile to the note," "the first statement looks wrong," "audit the boarding," "did they board the holdback correctly," "is the servicer charging interest on the full amount," "post-boarding QC," "boarding confirmation came back — review it," or when a servicer's boarding confirmation, loan profile screen, first billing statement or payment schedule is shared with the closing documents. Checks every term field by field against the executed note, security instrument, closing statement and holdback agreement, independently recomputes the first payment, grades each mismatch by severity, and drafts the correction request. Draft-only.
What you give it
[servicer boarding confirmation or loan profile] [executed note and closing documents]

Loan Boarding Data Validator

A servicer bills, accrues and reports exactly what was keyed into its system, not what the note says. If the system has actual/365 where the note says actual/360, interest on a full-balance construction loan where the note charges only on disbursed funds, or a maturity date a month off, every statement, payoff and year-end tax form is wrong until someone notices — usually the borrower, usually at payoff. This skill is the check that catches it before the first payment.

Works for any business-purpose loan boarded with a third-party servicer or in the lender's own servicing system: bridge, fix-and-flip, construction, DSCR rental, land and small-balance commercial.

How this fits with `servicing-setup`. servicing-setup builds and validates the boarding package before it goes to the servicer. This skill is the verification step after: it compares what the servicer actually boarded against the executed documents. Errors enter at both points — in the package, and in the keying — so run both.
