What this skill does
Walks a borrower or broker through a commercial loan application and fills it in without a single guess. It reads the documents they already have first, asks only for what is genuinely missing, and hands back an honest list of what is still outstanding.
What it does
- Pulls answers out of documents the borrower already has, so the interview stays short enough that they finish it
- Catches the conflicts — entity name, occupancy, income, existing debt — before an underwriter finds them
- Checks first that this is a business-purpose loan, and stops if it is not
- Fills the lender registration form and a Personal Financial Statement for each guarantor
- Leaves an unconfirmed field blank and lists it, rather than filling it with something plausible
When to use it
- A borrower or broker is ready to make a formal application
- A broker has sent a package and the next step is the application
- Someone asks what documents are needed to apply
- An application came back incomplete and needs the gaps closed
What to have ready
- Whatever the borrower already has — tax returns, financials, entity documents, a rent roll, an existing PFS
- Borrower and guarantor names, and how the entity is vested
- The property and the purpose of the loan
- The lender's application form, if it is not the standard Helvetica package
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Walk this borrower through the loan application — here's their tax returns, entity docs and the rent roll."
What you get back
A filled application and PFS, visually verified against the form, plus an honest outstanding-items list. A blank that gets asked about beats a wrong number that gets underwritten.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Built against The Helvetica Group's application package. Most commercial applications ask the same substance in a different order, so point it at whichever form your lender uses.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Commercial Loan Application Intake
The deliverable is a filled application, visually verified, with an honest list of what is still missing — not a form with plausible-looking guesses in it.
An application is a document someone signs and a lender relies on. A number nobody confirmed, sitting in a box on page 4, is worse than a blank: the blank gets asked about, the wrong number gets underwritten.
Most of the work is not typing. It is (a) getting the answers out of documents the borrower already has, so the interview is short enough that they finish it, and (b) catching the conflicts — entity name, occupancy, income, existing debt — before an underwriter finds them.
Scope. Built against The Helvetica Group's commercial loan application package: a lender registration form plus a Personal Financial Statement for each guarantor. Nearly every commercial application asks the same substance in a different order — the workflow, cross-checks and form-filling technique below transfer; the exact field names do not. Point Step 4 at whatever form your lender actually uses.
Not legal, tax, or lending advice. Where an answer carries a legal consequence — vesting, entity authority, a disclosure question — flag it for a professional rather than resolving it.
Step 0 — Before asking anything
Is this a business-purpose loan? A commercial application is the wrong instrument for a consumer-purpose loan — a primary residence, or personal, family or household use. Different disclosures, different licensing, different product. Say so and stop.
Work out which pieces are needed. Typically: one registration form for the deal, plus a Personal Financial Statement from every individual guarantor or principal. A PFS usually covers two people side by side — a third guarantor needs a second copy of the PFS pages, not a squeezed-in extra column.
Count the entities and properties now. Most forms hold one borrower, one co-borrower, one subject property, and a handful of schedule-of-real-estate rows. Anything beyond that goes on an attachment. Knowing it now avoids rebuilding the package later.
Say what will happen. One or two sentences: what you will read, roughly what you will ask for, and that they sign at the end. People disclose more accurately when they know where it is going.
