Lender Submission Package Builder

Assembles a lender-ready deal package and catches the gaps before you hit send

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Builds the package a broker sends once a lender says "send it over" — and checks it the way the lender's analyst will. Sources and uses that balance to the dollar, a borrower bio and track record, the property and business plan, the exit, known issues disclosed up front, and a document index, with every gap and mismatch listed before it leaves your desk.

What it does

  • Assembles the package in the order a credit analyst reads it: the request, deal summary, sources and uses, borrower, track record, property, plan, value support, exit, risks, document index
  • Balances sources and uses and catches the usual errors: an assignment fee inside the purchase price, earnest money counted twice, missing seller credits
  • Checks each fact — purchase price, company name, rehab budget, values — across every document it appears in
  • Checks documents against the lender's checklist (or a default by loan type) for missing, out-of-date or incomplete items
  • Gives a readiness verdict and drafts the cover email

When to use it

  • A lender has asked for the full package
  • The lender sent a checklist and you want to know if you are ready
  • Before resubmitting a deal a lender sent back
  • When a junior team member assembled the file and you want it checked

What to have ready

  • The target lender and their checklist, if they have one
  • The loan request
  • The deal documents you have so far
  • Confirmation the borrower agreed to share their information with this lender

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"[LENDER] wants the full package on the [CITY] flip — here's everything I have and their checklist. What's missing, and build it."

What you get back

A readiness verdict, a gap list naming the owner of every fix, the assembled package with balanced sources and uses, and a draft cover email that notes any items still to come.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Discloses known issues instead of hiding them, passes borrower documents through untouched, and keeps personal identifiers out of the summary and email.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Skill name
lender-submission-package-builder
What it does
Use when a broker has picked the lender and needs to assemble the full submission to send them. Trigger on "put together the lender package," "build the submission," "package this deal for [lender]," "what's missing before I send it," "sources and uses for the submission," "write the borrower bio," "document index," "is this package complete," "the lender sent their checklist — are we ready," or when a broker has a deal file and a target lender and asks to package it. Assembles the lender-ready package — deal summary, sources and uses that balance, borrower bio, verified track record, property and business plan, exit, risks disclosed up front, and a document index — then checks every document against every other for mismatches and against the lender's checklist for gaps. Produces the package, a gap list, a readiness verdict, and a draft cover email.

Lender Submission Package Builder

Lenders triage broker submissions the way brokers triage borrowers. A package with a sources-and-uses that does not balance, a purchase price that differs between the contract and the summary, or a missing scope of work goes to the bottom of the pile — and the broker's next deal starts with less credibility. This skill assembles the outbound package the way a credit analyst wants to read it, then checks it the way a credit analyst will, before it leaves the broker's desk.

Works for: brokers placing bridge, fix-and-flip, DSCR rental, ground-up construction, land, and small-balance commercial loans.

Where this sits: broker-deal-intake takes a new deal in from the borrower, borrower-prequal-call-script qualifies it on the first call, and loan-application gathers the application. lender-matching chooses which lenders to approach and writes the teaser. This skill comes after all of them: the full package for a lender who has said "send it over."

Step 1 — Intake

InputRequired?Notes
Target lender and program✅Name as [LENDER]. Their submission checklist if they have one — it overrides the defaults in Step 5
Loan request✅Amount, type, term, purpose, leverage metrics
Deal documents on hand✅Contract (and any assignment), scope and budget, appraisal or comps, leases or rent roll, entity docs, bank statements, track record, insurance quote, title preliminary report, payoff letter
Borrower and guarantor facts✅Experience, liquidity, credit range, entity structure — from documents, not memory
The borrower's authorization to share✅Confirmation the borrower agreed to their information going to this lender
Known issuesHelpfulCredit events, prior extensions or defaults, litigation, related-party elements. These go in the package — see Step 6
Broker contact blockFor the cover email[BROKER NAME], [COMPANY], [PHONE], [EMAIL]

Minimum viable: the loan request, the contract or payoff, and whatever documents exist. Everything else becomes a line on the gap list — the skill never fills a section with assumed facts.

Step 2 — Assemble the package sections

In this order. Each section is short; the documents carry the detail.
