Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with Avi Hacker, J.D.. That introduction is what keeps every skill here free.

What this skill does

Figures out which financing channels a deal actually qualifies for before you start making calls.

What it does

  • Screens the deal against Agency, CMBS, bank, and bridge criteria and says which categories it clears
  • Builds a ranked lender list with indicative terms and documentation requirements
  • Flags red flags and dealbreakers that will get the deal declined
  • Handles missing data by showing what changes the answer instead of guessing

When to use it

Use this skill when you have a CRE acquisition under contract or in active diligence and need to identify and compare financing sources. It is the right starting point any time you are moving from underwriting into the financing phase and need to understand which lender categories the deal qualifies for, which specific lenders to approach, and what terms to expect.

What to have ready

  • Property details: address, property type, unit count, construction type, condition
  • Purchase price and target LTV
  • Current financials: NOI, effective gross income, operating expenses
  • Current occupancy percentage
  • Value-add component: whether there is a renovation budget, and if so, the amount and scope
  • Financial model outputs (if available): DSCR, cap rate, projected returns
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Lender Outreach Planner skill — I've got property details."

What you get back

A structured report covering deal qualification summary, qualified lender options, preliminary ranking, disqualified lenders, lender package requirements checklist, and next steps. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
