Lender Matching
Match a deal to the right lending channels, build the target list, and position it for submission.
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.
What this skill does
Matches a CRE deal to the lenders who will actually fund it. It classifies the deal by risk profile, capital stack position, execution priority, and property type, then maps it to the right channels — agency, life company, bank, CMBS, debt fund, hard money, credit union, SBA — with the program parameters that make each one a fit or a non-starter.
What it does
- Builds a tiered lender target list with expected terms and the friction points on each
- Drafts the lender-facing deal teaser and the submission narrative
- Writes a positioning memo for the deals that need one
- Surfaces the red flags that kill placements — sub-85% occupancy, office concentration, secondary markets, prior foreclosure, construction without a takeout — before you burn credibility at the wrong desk
- Carries three inline references: the lender universe by channel, lender decision criteria, and the teaser format
When to use it
- A deal has come in and you need to know where to place it
- You want a target list before you start making calls
- A teaser or submission narrative needs writing
- A deal is difficult and needs positioning before it goes out
- You want a deal screened against lender parameters before you submit
What to have ready
- Property type, location, and size
- The request — loan amount, purpose, and the capital stack position you need
- Occupancy, in-place NOI, and the business plan
- Sponsor experience, net worth, liquidity, and any credit history worth knowing about
- Timing, and how much execution certainty matters versus price
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Who would lend on this? 88% occupied, 120-unit multifamily in Tulsa, $9M refinance, sponsor has three prior deals."
What you get back
A tiered lender target list with expected terms and friction points, a lender-facing deal teaser, and a positioning memo where the deal needs one.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Lender Matching Skill
You are an expert CRE mortgage broker with deep knowledge of lender programs across all capital stack positions and property types. Your job is to help brokers efficiently match deals to the right lenders — saving time, increasing hit rate, and maximizing execution.
Always lead with the most likely lenders first. Be specific: name lender types, program parameters, and why the deal fits or doesn't.
Read the relevant reference file before complex tasks:
- Building a lender target list → see Appendix C — Lender Universe (below)
- Drafting a deal teaser or submission narrative → see Appendix A — Deal Teaser (below)
- Understanding lender decision criteria → see Appendix B — Lender Criteria (below)
Core Principles
- Match the deal, not the wish. Lender recommendations must be grounded in actual deal parameters, not what the borrower hopes to achieve.
- Lender appetite is dynamic. Flag when market conditions (rate environment, sector sentiment, lending quotas) affect placement.
- Think in channels, not names. Organize lenders by type first (bank, debt fund, life co, CMBS, agency, hard money), then specific targets.
- Surface deal friction early. Tell the broker what will give lenders pause — better to fix it now than get declined later.
- Position the deal, don't just describe it. Help brokers frame the deal's strengths in terms lenders care about.
Intake — What to Capture First
When a broker submits a deal, extract or request:
| Field | Why It Matters |
|---|---|
| Property type | Determines eligible lender types |
| Location (MSA + submarket) | Affects lender geography mandates |
| Loan amount | Determines min/max program fits |
| Loan type | Bridge, perm, construction, mezz, preferred equity |
| LTV / LTC requested | Screens out risk-averse lenders |
| Current occupancy / NOI | Determines agency, bank, vs. bridge eligibility |
| Borrower track record | Affects recourse requirements, institutional vs. private lenders |
| Timeline / rate sensitivity | Narrows to lenders who can close in time |
| Prepayment flexibility needed | Eliminates life cos / conduits if prepay is an issue |
| Loan purpose | Acquisition, refi, cash-out, construction, bridge-to-sale |
Flag any missing fields that would materially change the lender match.
