Lender Marketing Compliance Reviewer

Catch risky claims in your ads, posts and emails, and get a version that still sells

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Checks a lender's or broker's ads, social posts, website copy and emails for the claims that cause trouble, like "guaranteed approval", "no credit check", a rate nobody actually gets, or a missing license number, and rewrites them so they still sell. It is a pre-review for whoever signs off on your marketing, not a legal approval.

What it does

  • Works out which advertising rules are in play based on who you are, what you lend and who will see it
  • Quotes every risky phrase and rates it High, Medium or Low, with a plain-English reason
  • Tests rate, speed, leverage and "no fees" claims against your actual program terms
  • Checks testimonials for consent, typical results and disclosure of any payment or perk
  • Lists what's missing: licensed name, license numbers where required, a business-purpose-only line, email unsubscribe and address
  • Hands back a clean rewrite, with a short version for social and a full version where useful

When to use it

  • Before a new ad, post, landing page or email campaign goes live
  • You are launching in a new state
  • Someone on the team wrote copy with a big promise in it
  • You want to use a client testimonial

What to have ready

  • The copy itself, or a description of the image and on-screen text
  • Where it will run
  • Whether you offer only business-purpose loans or consumer loans too
  • Your licenses and the states you are targeting

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Review this LinkedIn ad before we boost it in [STATES]: 'Guaranteed approval, no credit check, rates from [RATE]%, close in 5 days!' We only do business-purpose fix-and-flip loans."

What you get back

A go / go-with-changes / do-not-publish summary, a line-by-line findings table, a list of missing disclosures, a rewritten version, and the state-specific points to confirm with counsel.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • It never claims a specific state requires a specific disclosure unless you supply the rule. Those items are listed for your counsel to confirm.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
lender-marketing-compliance-reviewer
What it does
Use when a private lender or loan broker wants its marketing checked for risky claims before it goes out — ads, social posts, website pages, email campaigns, mailers, rate sheets, videos or scripts. Trigger on "review this ad," "is this post compliant," "can we say guaranteed approval," "check our website copy," "can we advertise rates," "is 'no credit check' OK," "compliance review of this email blast," "do we need our license number on this," "rewrite this so it's safe," "can we use this testimonial," or when marketing copy for loans is pasted with a question. Flags risky claims line by line (guarantees, no-credit-check, rate and payment claims without conditions, speed promises, testimonials, missing license or scope disclosures), explains why, rewrites each safely, and lists state-specific items to confirm. Review only — counsel signs off.

Lender Marketing Compliance Reviewer

Lending ads get lenders in trouble for a small set of repeated reasons: promising approval, advertising a rate nobody actually gets, saying "no credit check" and then pulling credit on the guarantor, or leaving off a license number a state requires. Business-purpose lenders often assume none of the advertising rules reach them; some don't, but general truth-in-advertising law does, and an ad that doesn't say who it is for can be read by consumers. This skill reviews the copy line by line, explains the problem in plain English, and hands back a version that still sells.

Works for lenders and brokers in bridge, fix-and-flip, construction, DSCR/rental, land and small-balance commercial lending; for LinkedIn, Instagram, Facebook, X, Google ads, websites, email, direct mail, video and radio scripts, and trade-show materials. Use the general copywriting skills to write marketing; use this one to check it. Investor-facing fund marketing raises securities questions this skill only flags — it does not review them.

Step 1 — Intake

InputRequired?Notes
The material✅Paste the copy, the page text, or describe the image and on-screen text; include fine print and hashtags
Channel✅Social post, paid ad, website, email, text message, mailer, video, print
Who is advertising✅Lender, broker, or both; the legal name that will appear
Products advertised✅Business-purpose only, or any consumer or owner-occupied lending — this decides which rule families apply
Licenses held and states✅Each license, the state and the license identifier as the user will display it (use [LICENSE ID] in drafts)
Target audience and geographyHelpfulInvestors, brokers, homeowners; which states; any audience targeting used in paid ads
Current pricing and program termsHelpfulNeeded to test whether a rate, speed or leverage claim is true and typical
Firm's own marketing policyHelpfulRequired disclaimers, approved language

Minimum viable: the material, the channel and whether any consumer lending is advertised. If product scope is unknown, review under both assumptions and say which findings depend on it.
