What this skill does
Reviews title, survey, and legal encumbrances for anything that threatens the acquisition.
What it does
- Reviews the title commitment and survey together
- Identifies defects, liens, easements, and encroachments
- Verifies zoning compliance and code status
- Checks for pending litigation against the property
When to use it
Use this skill when you need to assess the legal and title risks of a multifamily acquisition before committing to close. It is most valuable during due diligence when you want to surface title clouds, lien exposure, zoning non-conformance, open code violations, or litigation that could delay or derail closing — and to determine what curative action is needed.
What to have ready
- Property identification — full address, county, state, and APN/parcel number(s)
- Current owner information — the name and entity type of the selling entity (LLC, LP, Trust, etc.)
- Title commitment or preliminary title report (if already obtained) — paste or attach the exceptions list; if not yet ordered, this skill will conduct public records…
- Survey (if available) — ALTA survey findings, if provided
- Zoning district (if known) — from the offering memorandum or prior market research
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Legal & Title Review skill — I've got property identification full address, county, state."
What you get back
A structured report covering property identification, ownership chain, liens, easements encumbrances, litigation, zoning, and code compliance. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
