Investment Strategy Comparator

Run one property through buy-and-hold, BRRRR, and flip to see which exit the numbers support.

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Run one property through buy-and-hold, BRRRR, and flip to see which exit the numbers support.

When to use it

Use this when the exit is genuinely undecided and the numbers should decide it — an investor weighing hold against flip, or a lender wanting to understand which exit a borrower's deal actually supports before funding it. It is most valuable early, before capital is committed to a path.

What to have ready

  • Property address — full street address including city, state, and ZIP
  • Purchase price (if known) — otherwise the current listing is researched
  • Property condition — the biggest driver of which strategy fits; if unknown, two condition scenarios are modeled
  • Available capital (if you want cash requirements weighted) — how much cash can go into the deal
  • Financing terms (if known) — rates, LTVs, and hard money terms; researched or asked for if not provided

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Investment Strategy Comparator skill — I've got property address full street address including city, state."

What you get back

A structured report covering property investment profile, strategy comparison dashboard, key assumptions, 5-year & 10-year projections, tax mechanics, investment score breakdown, and best-fit analysis. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
investment-strategy-comparator
What it does
Runs the same property through three investment strategies side by side — Buy & Hold, BRRRR, and Fix & Flip — with acquisition and financing structure, multi-year cash flow and equity projections, rehab budget, refinance math, break-even analysis, and a feasibility score for each.
When it runs
Trigger whenever the user asks which strategy fits a property, compares hold vs flip vs BRRRR, asks "should I rent this or flip it," "does this work as a BRRRR," "how much cash do I get back on refi," wants a 5-year or 10-year projection on a rental, or needs to understand a borrower's exit strategy before funding. Also trigger when a property could plausibly go either direction and the exit is genuinely undecided. Produces a strategy comparison dashboard, per-strategy analysis, and a reasoned best-fit conclusion.
What you give it
Property address, plus purchase price, condition, and available capital if known (e.g. "7 Beckett Rd, Akron OH — 145K, needs cosmetic work")

Changes made by LenderSkills (MIT permits modification; changes stated here):
- Renamed from realestate-invest and repackaged as a standalone skill. The upstream
/realestate <command> router and the realestate-analyze orchestrator that invoked
this file as a subagent are not part of this package.
- Rewrote the YAML frontmatter. The upstream name: field held a display title, which
prevents the skill from loading.
- Replaced the "Best Strategy Recommendation" framing with a best-fit analysis that states
which strategy the numbers favor and what the conclusion depends on, and added an
explicit instruction not to give personalized investment or tax advice.
- Marked the rehab, appreciation, refinance LTV, and tax assumptions as unverified planning
figures requiring professional confirmation.
- Appended the standard LenderSkills legal disclaimer.
