What this skill does

Assesses the tenancy behind an industrial acquisition.

What it does

  • Evaluates tenant credit quality
  • Measures concentration exposure
  • Assesses release risk if a tenant leaves
  • Tests lease durability for underwriting rather than taking the rent roll at face value

When to use it

Use this skill when tenant quality is a major driver of value - especially in single-tenant, low-tenant-count, or concentrated industrial assets. It is also useful in multi-tenant assets where a few tenants drive most of the rent.

What to have ready

  • Tenant roster or major-tenant summary
  • Lease expiration dates and square footage by tenant
  • Any available tenant credit information
  • Property subtype and basic building specs
  • Market context if available

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Industrial Tenant Credit Analyst skill — I've got tenant roster or major-tenant summary."

What you get back

A structured report covering tenant summary, major findings, tenant-level risk ratings, asset-level view, and downside case. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Industrial Tenant Credit Analyst

Evaluate industrial tenant quality, concentration, release risk, and lease durability for acquisition underwriting.

When to Use This Skill

Use this skill when tenant quality is a major driver of value - especially in single-tenant, low-tenant-count, or concentrated industrial assets. It is also useful in multi-tenant assets where a few tenants drive most of the rent.

What You'll Need to Provide

  • Tenant roster or major-tenant summary
  • Lease expiration dates and square footage by tenant
  • Any available tenant credit information:
    • public filings
    • ratings
    • guaranties
    • parent support
  • Property subtype and basic building specs
  • Market context if available

Mission

Assess tenant durability and its impact on asset durability. Distinguish tenant credit quality from release risk and explain how concentration, lease term, and building specificity affect downside exposure.

Strategy

Step 1: Tenant Identification

  • Confirm legal tenant names
  • Identify parent or guarantor support where visible
  • Distinguish public, PE-backed, and private tenants if possible

Step 2: Credit and Industry Review

Review:

  • corporate scale and visibility
  • industry cyclicality
  • exposure to freight, retail, manufacturing, or specialized end markets
  • signs of margin pressure or strategic retrenchment if publicly visible

Step 3: Lease Durability Review

Measure:

  • remaining lease term
  • options
  • near-term rollover
  • concentration by rent and square footage

Step 4: Building Dependence and Replaceability

Assess:

  • how specific the facility is to the tenant's use
  • whether the tenant likely needs this exact location
  • whether a replacement tenant pool is broad or narrow

Step 5: Asset-Level Risk View

Score each major tenant and then the overall asset on:

  • financial durability
  • lease durability
  • replacement risk
