What this skill does
Judges an industrial building on both condition and whether it still competes.
What it does
- Assesses building condition
- Evaluates functional competitiveness — clear height, loading, power, column spacing
- Translates findings into a CapEx number
- States the release risk and operational fit consequences
When to use it
Use this skill during acquisitions or recapitalization diligence when you need to understand whether an industrial building is merely standing or actually competitive. It is most valuable when functional obsolescence, fire protection, loading, or power could affect lease-up, tenant retention, or financing.
What to have ready
- Inspection report, engineering report, or property-condition summary
- Basic specs
- Year built and major renovation history
- Industrial subtype
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Industrial Physical Inspection skill — I've got inspection report, engineering report."
What you get back
A structured report covering core condition, functional competitiveness, capex summary, underwriting impact, and overall verdict. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

When to Use This Skill

What You'll Need to Provide
- Inspection report, engineering report, or property-condition summary
- Basic specs:
- square footage
- clear height
- loading type and dock count
- truck court depth
- trailer and auto parking
- office finish ratio
- power information if available
- sprinkler type if available
- Year built and major renovation history

Mission
Evaluate both the physical condition and the leasing competitiveness of the building. Identify immediate repairs, near-term capital needs, and function-driven upgrades required to keep or improve tenantability.
Strategy
Step 1: Confirm Subtype and Use Case
- Determine whether the building functions as:
- bulk distribution
- shallow-bay
- flex industrial
- light industrial
- single-tenant specialized occupancy
- Use the subtype to decide which specs matter most
Step 2: Review Core Condition
Assess:
- roof age and status
- slab condition
- paving and truck court condition
- exterior walls and structure
- HVAC and make-up air
- electrical and power distribution
- lighting
- dock equipment and doors
Step 3: Review Fire-Life-Safety and Insurability
Identify:
- sprinkler type
- apparent fit for racking or storage use
- any known limitations
- whether cold storage or specialized uses imply additional complexity
Step 4: Review Functional Competitiveness
