What this skill does

Assesses whether an industrial submarket supports the acquisition thesis.

What it does

  • Researches demand drivers and the supply pipeline
  • Maps competitive inventory
  • Assesses logistics positioning
  • Tests subtype-specific fit rather than treating all industrial alike

When to use it

  • Use this skill when you need to understand whether a U. S.

What to have ready

  • Property name and address
  • Industrial subtype if known: bulk distribution, shallow-bay, flex industrial, light industrial, single-tenant, or infill logistics

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.

What you get back

A structured report covering asset classification, market demand, market supply, functional competitiveness, rent and release outlook, key risks, and market verdict. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Industrial Market Study

Research and evaluate a U.S. industrial submarket - including demand, supply, competitive inventory, logistics positioning, and subtype-specific fit - for an acquisition decision.

When to Use This Skill

Use this skill when you need to understand whether a U.S. industrial asset is supported by its market. It is most useful during acquisitions or recapitalization screening when you want to know how the subject competes inside its actual submarket and user niche, rather than relying on generic industrial sentiment.

What You'll Need to Provide

  • Property name and address
  • Industrial subtype if known: bulk distribution, shallow-bay, flex industrial, light industrial, single-tenant, or infill logistics
  • Rent roll or current occupancy summary if available
  • Building specs if available: square footage, clear height, loading configuration, truck court depth, trailer parking, office finish ratio, power, and year built
  • Asking rents or current in-place rents if available
  • Hold thesis or acquisition angle if known

Mission

Build a market view for the subject industrial asset. Analyze local supply and demand, identify the real competing set, test whether the building is functionally competitive, and summarize the market risks and advantages relevant to underwriting and lease rollover.

Strategy

Step 1: Classify the Asset

  • Determine the industrial subtype before doing comp work
  • Identify whether the asset behaves like:
    • bulk distribution
    • shallow-bay
    • flex industrial
    • light industrial
    • single-tenant net-leased
    • last-mile / infill logistics
  • Use subtype to decide what market data matters most

Step 2: Define the Market and Comp Set

  • Identify the primary submarket, not just the MSA
  • Build a competitive set of similar industrial inventory by:
    • subtype
    • building quality
    • size band
