What this skill does
Synthesizes the whole file into a single investment committee memorandum.
What it does
- Pulls together every diligence and underwriting workstream
- Presents them in the order a committee decision needs
- Commits to a clear investment recommendation
- Produces one definitive document rather than an appendix pile
When to use it
Use this skill when you have completed due diligence and financial underwriting on a multifamily CRE acquisition and need to present findings to an Investment Committee. It takes all DD and underwriting outputs — rent roll analysis, OpEx analysis, physical inspection, market study, title review, tenant analysis, environmental review, base case financial model, and scenario analysis — and weaves them into a professional memo thorough enough for IC members to make an informed PASS/FAIL decision without reading the underlying reports.
What to have ready
- Base case financial model: Pro forma tables, returns summary, model assumptions, and base case verdict (output from the Financial Model Builder skill, or equivalent…
- Scenario analysis: The 27-scenario matrix, key case summary (best/worst/base/median), probability-weighted returns, stress test results, and sensitivity ranking…
- Rent roll findings: Key findings, risk flags, occupancy data, unit mix, loss-to-lease, and the DD verdict
- OpEx analysis findings: Adjusted expense line items, variance from seller's stated expenses, and any anomalies
- Physical inspection findings: Property condition summary, CapEx schedule, deferred maintenance items, major systems useful life
- Market study findings: Submarket overview, rent comps, supply/demand dynamics, vacancy trends, employment context
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the IC Memo Writer skill — I've got base case financial model."
What you get back
A structured report covering executive summary, property overview, market analysis, tenant & lease analysis, physical condition & capital expenditures, title & legal, and financial analysis. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
