What this skill does
Puts four mid-hold outcomes side by side on IRR, equity multiple, and cash to LP.
What it does
- Compares continued hold, refinance-and-hold, sell-at-current, and sell-at-stabilization
- Uses a since-inception XIRR framework that handles partial holding periods correctly
- Treats quarterly interim distributions and refinance cash-out properly as distribution events
- Gives a defensible basis for a mid-hold recommendation
When to use it
- A stabilized (or near-stabilized) U.S. multifamily asset has been held ≥ 12 months and the sponsor, LP, or asset manager is evaluating a mid-hold decision (continued…
- The owner has at least a preliminary current-market valuation (broker BOV, recent comparable sale, or updated cap-rate applied to T-12 NOI) and either (i) an existing…
- An IRR-to-date and forward-looking scenario set are required as the quantitative backbone of the hold/sell/refi decision — not a qualitative narrative alone.
- An LP quarterly report, investment committee memo, or internal asset-plan review is triggering the re-underwrite.
- The output will feed either an internal IC recommendation OR a brokerage disposition workstream (the
disposition_handoffblock is designed for direct pass-through to… - Pre-acquisition underwriting (use
skills/underwriting/financial-model-builder.mdor the industrial equivalent).
What to have ready
- Original underwriting model or key assumptions: initial equity contribution(s) with dates, original projected hold period, original exit cap, original base-case IRR and…
- Actual cash flows to date: each LP distribution with date and amount; each capital call or follow-on equity contribution with date and amount.
- Current market value: either a signed BOV, a recent comparable trade, or T-12 NOI × current-market cap rate (submarket-calibrated per
multifamily-benchmarks.md). - Current debt stack: loan balance, coupon, amortization, maturity, IO period remaining, prepayment structure (yield maintenance, defeasance, step-down), any rate cap and…
- Trailing 12-month (T-12) NOI and T-3 annualized NOI (for Timing-vs-Permanent gate on the peak-NOI heuristic).
- Refi quote if shopped: proposed new loan amount, coupon, amortization/IO, LTV, DSCR, closing costs, recourse posture.
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Hold / Sell / Refi Analyst skill — I've got original underwriting model or key assumptions."
What you get back
A structured report covering position snapshot, realized performance, 4-scenario matrix, sensitivity analysis, recommendation & rationale, red flags raised, and disposition handoff. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Hold/Sell/Refi Analyst
Compare four mid-hold outcomes — continued Hold, Refinance-and-Hold, Sell-at-Current, and Sell-at-Stabilization — on a side-by-side IRR / Equity-Multiple / cash-to-LP basis, using a Since-Inception XIRR framework that correctly handles partial holding periods, quarterly interim distributions, and refinance cash-out as a distribution event.
When to Use This Skill
Use this skill when:
- A stabilized (or near-stabilized) U.S. multifamily asset has been held ≥ 12 months and the sponsor, LP, or asset manager is evaluating a mid-hold decision (continued hold vs. refinance vs. sell).
- The owner has at least a preliminary current-market valuation (broker BOV, recent comparable sale, or updated cap-rate applied to T-12 NOI) and either (i) an existing loan that is inside its call window or (ii) a live or contemplated refi quote.
- An IRR-to-date and forward-looking scenario set are required as the quantitative backbone of the hold/sell/refi decision — not a qualitative narrative alone.
- An LP quarterly report, investment committee memo, or internal asset-plan review is triggering the re-underwrite.
- The output will feed either an internal IC recommendation OR a brokerage disposition workstream (the
disposition_handoffblock is designed for direct pass-through to the brokerage Broker-Opinion-of-Value / Listing-Proposal-Builder skills).
Do NOT use this skill for:
- Pre-acquisition underwriting (use
skills/underwriting/financial-model-builder.mdor the industrial equivalent). - Distressed workout / loan-modification workflows (out of scope; requires specialized special-servicer framework).
- NOI-improvement playbooks (see Value-Add / Operating Levers skill).
- REIT portfolio-level roll-up decisions (single-asset only).
