Find out what the guaranty really covers, and who owes what if the loan goes bad
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.
What this skill does
Reads a loan's guaranty package from the lender's side and tells you, in plain English, what you could actually collect, from whom, and when. It catches the gaps lenders usually find too late: a cap that shrinks, a limit that has already dropped away, a narrow trigger, or a missing signature.
What it does
- Identifies each document for what it really is: full guaranty, capped guaranty, bad-acts ("bad boy") guaranty, completion guaranty, or environmental indemnity
- Checks the package against what credit required and flags every mismatch
- Tests the clauses you rely on: caps, step-downs in the guaranteed amount, full-recourse triggers, bad-act carve-outs, waivers and revival
- Flags questions about spouses and marital property for your attorney
- Writes a "who owes what" table for bankruptcy, unpermitted transfers, stalled construction and contamination found after foreclosure
When to use it
- Before closing, to confirm the guaranty matches the approval
- In a workout, to see what you can really collect
- Before buying or selling a loan
- When a guarantor asks for a cap or a release
What to have ready
- The guaranty and any environmental indemnity or completion guaranty
- The loan agreement or note
- The approval or term sheet
- Each guarantor's state and marital status
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Here's the guaranty and loan agreement on the [CITY] construction loan. Credit approved a full guaranty from [GUARANTOR 1] and [GUARANTOR 2]. Is that what we have?"
What you get back
A three-sentence bottom line, a check against the approval, a clause-by-clause review with fixes, spouse and marital-property flags, a "who owes what" table, and questions for your attorney.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- It quotes the exact wording of caps, step-downs and triggers with section numbers, and never treats a clause as covered just because it is standard. This is a review for your attorney to confirm, not a legal opinion.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Guaranty Scope Reviewer
In private lending, the guaranty is often the real credit support behind a thinly capitalized single-asset LLC. Yet lenders routinely discover in a workout that the "full recourse" guaranty is capped, the cap shrinks with every collateral recovery, the burn-down already happened, the springing trigger is narrower than anyone remembered, or the spouse who owns half the assets never signed. This skill reads the guaranty package from the lender's side and says, in plain English, what the lender can actually collect, from whom, and when.
It works for guaranties on bridge, fix-and-flip, DSCR rental, construction, land and small-balance commercial loans, whether individual or entity guarantors.
Where it fits: sponsor-and-guarantor-analyst measures the guarantor's financial strength; loan-doc-reviewer reviews the loan documents from the borrower's side for negotiation. This skill reviews the scope and enforceability points of the guaranty documents themselves, for the lender.
The review is a draft for the lender's attorney to confirm. Guaranty enforceability, waivers, anti-deficiency rules and marital-property rules vary by state. Nothing here is a legal opinion on a specific document.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Guaranty document(s) | ✅ | Payment guaranty, carve-out ("bad boy") guaranty, completion guaranty, carry guaranty — every one signed or proposed |
| Environmental indemnity | If any | Often a separate instrument |
| Loan agreement / note | ✅ | Carve-outs, defined terms and events of default often live here, not in the guaranty |
| Approval or term sheet | ✅ | What credit required: who guarantees, what type, any cap or burn-down |
| Guarantor details | ✅ | Individual or entity; state of residence or formation; marital status for individuals |
| Guarantor financial covenants in the approval | Helpful | Net worth, liquidity, reporting |
| Stage | Helpful | Pre-closing, post-closing file review, workout, or loan purchase — changes emphasis |
Minimum viable: the guaranty and the approval. If the loan agreement is missing and the guaranty refers to its defined terms, say which conclusions depend on it.
Step 2 — Classify each instrument
Identify what each document is — by what it says, not by its title:
| Type | What the guarantor owes | Watch for |
