Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with CaseMark. That introduction is what keeps every skill here free.
What this skill does
Drafts a commercial guaranty for a loan: payment or collection, capped or uncapped, continuing or limited, with the waivers, subrogation deferral, representations, defaults and remedies a lender expects. The draft goes to your attorney to finish.
What it does
- Walks through every election before drafting — payment or collection, cap, term, joint and several
- Lays out the full section map from parties to signature blocks
- Provides clause templates for the guaranty grant, cap, waivers, subrogation, costs and remedies
- Flags spousal-consent, notarization, jury-waiver and anti-deficiency questions for counsel
When to use it
- Closing a loan that needs a personal or entity guaranty
- Adding a guarantor in a modification or workout
- Replacing an outdated guaranty form
What to have ready
- The loan being guaranteed: date, parties, amount, maturity, collateral
- Guarantor's legal name, entity type and address
- The agreed elections: payment or collection, cap, term
- Governing law and signing details
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Draft a full-recourse payment guaranty from [GUARANTOR NAME] for a $[AMOUNT] bridge loan to [BORROWER LLC], governed by [STATE] law."
What you get back
A draft guaranty agreement with the elections filled in and a list of points for counsel to confirm.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Draft for attorney review only. It does not cover non-recourse carve-out ("bad boy") guaranties specifically. Whether a guaranty from the borrower's own principals survives a foreclosure, and which defenses can be waived, is state-specific. Built for business-purpose loans; consumer-purpose loans need counsel.
Source & credit
Imported from CaseMark's open-source skills library (Apache-2.0). Author: CaseMark, Inc. — https://github.com/CaseMark/skills. LenderSkills renamed the skill for this catalogue, added a draft-only and business-purpose note, fixed a guaranty-grant template that read wrongly for a collection guaranty, and added a state-law caution for real-estate loans; it also appended a legal disclaimer, and the package header lists every change. The author's content is otherwise unmodified. Full credit to the author. CaseMark did not submit this listing and does not endorse it — the original is free at the link above.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.
Inside this skill
The actual file you get. Members can read it in full before saving it.
Guaranty Agreement
Draft a commercially enforceable guaranty clarifying scope, liability, waivers, and remedies.
LenderSkills note: Everything this skill produces is a draft for review and completion by the lender's attorney, not a finished document and not legal advice. It is written for business-purpose commercial loans. If the borrower is an individual borrowing for personal, family or household purposes, or the property is the borrower's home, stop and send the file to counsel: consumer-lending rules apply and this template does not address them.
Gather Before Drafting
- Underlying obligation — date, parties, principal amount, obligations covered, maturity, collateral
- Guarantor — legal name, entity type, jurisdiction, authority, address, financial condition
- Creditor — legal name, address, notice info
- Elections — payment vs collection, cap, term, continuing scope, governing law, dispute forum
- Execution — signatories, titles, notarization or spousal consent if needed
