What this skill does
Reads a general contractor or construction manager agreement and its exhibits the way an experienced owner's rep would, then tests each change order for entitlement, price and time. For developers negotiating the contract and for construction lenders that make contract review a condition of closing.
What it does
- Maps which standard AIA sections were modified and quotes what the signed version actually says
- Finds scope excluded on the GMP assumptions page, loose allowances, and contingency that never comes back to the owner
- Tests delay damages, retainage against state law, lien waivers and closeout holdbacks
- Checks bonds, builder's risk insurance, and whether the contract can be assigned to the construction lender
- Reviews each change order in three passes — entitlement, pricing, time — and ranks every issue by dollar exposure
When to use it
- A GC or CM agreement arrives for signature
- A GMP amendment is delivered at the end of preconstruction
- The construction lender requires contract review before closing
- A change order or construction change directive needs a decision
What to have ready
- The agreement, the general conditions as modified, and every exhibit
- The schedule of values, allowances, and the insurance and bond exhibit
- For change orders: the request, pricing backup and notice letters
- The loan term sheet or agreement and the development budget
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Review this AIA A102 with GMP amendment for [PROJECT] and the three pending change orders. What has to change before the construction lender will close?"
What you get back
A contract rating and signing recommendation, tables for price, time, payment and risk transfer, a change order review table, and a ranked issues list with requested revisions and counsel referrals.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- This is a contract review from the owner's side, not the lender's decision on whether to fund a change. Contract interpretation, lien waiver sufficiency, liquidated damages enforceability and insurance adequacy are for counsel and a licensed broker in the project state.
