What this skill does

Calculates every proration, credit, adjustment, and disbursement at closing and proves the statement balances.

What it does

  • Computes buyer equity required, seller net proceeds, and lender wire amounts
  • Splits prorations correctly and shows the method used
  • Lays out the disbursement schedule — who gets paid what, and when
  • Reconciles total sources to total uses and refuses to sign off until they tie

When to use it

Use this skill when you need to prepare a closing settlement statement for a commercial real estate acquisition. It calculates buyer equity required, seller net proceeds, all proration splits, lender wire amounts, and disbursement schedules.

What to have ready

  • Purchase price and scheduled closing date
  • Loan terms: Loan amount, interest rate, origination fee (%), underwriting fee, tax/insurance/CapEx reserve months, any upfront reserve amounts, and whether…
  • Earnest money: Amount already deposited
  • PSA credits and concessions: Repair credits, seller concessions, any agreed price adjustments
  • Property tax information: Current or prior-year annual tax bill amount; whether taxes are paid current or in arrears
  • Rent roll: Current gross monthly rent collected (for rent proration calculation)
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Funds Flow Manager skill — I've got purchase price and scheduled closing date."

What you get back

A structured report covering buyer statement, seller statement, funds flow summary, wire schedule, proration calculations, equity summary, and lender disbursement. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
