Funded Deal Announcement Writer
Turn a closed loan into "just funded" posts brokers actually read, with consent built in
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.
What this skill does
Turns a loan you just closed into marketing that shows you really do close: LinkedIn posts, a newsletter item, a website case study and graphic text. It checks what the borrower and broker agreed to share before writing a word, finds the part of the deal another broker would recognise as their own problem, and keeps the wording safe. Draft-only; you approve and post.
What it does
- Sets a disclosure level from anonymous to named, based on the borrower's written consent, and keeps everything above it out
- Keeps out the things that damage relationships: the borrower's finances, any distress, and the deal's rate and fees
- Picks one angle (a deadline met, a problem solved, a structure, a repeat client, a new market) instead of a generic "another one funded"
- Labels leverage properly (percent of cost, of after-repair value, or of as-is value) and says "funded" only when the money has gone out
- Writes eight variants: short and long LinkedIn, Instagram, newsletter, website case study, graphic text, broker co-post and a first comment
- Adds your legal name, license identifiers and scope line to every variant
When to use it
- A loan just funded and you want to post about it
- Your newsletter needs a deal spotlight
- You want website case studies from recent closings
- A broker brought you a deal and you want to credit them the way they prefer
What to have ready
- The loan facts: type, amount, property, market and funding date
- What made the deal interesting
- What the borrower (and broker) agreed in writing that you can share
- Which channels you want
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"We just funded a [LOAN AMOUNT] bridge loan on a [UNITS]-unit apartment building in [CITY] in [N] business days to beat a 1031 deadline. The borrower OK'd city and amount but no name. Write the just-funded posts."
What you get back
A consent check, a sourced fact sheet, the chosen angle, and eight ready-to-review variants with your footer on each, plus a before-posting checklist.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- No borrower details beyond what was approved, no deal pricing, and no invented quotes or numbers. Missing facts stay as placeholders.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Funded Deal Announcement Writer
"Just funded" posts are the most credible marketing a private lender has: proof that the firm actually closes, in which markets, on what kinds of deals. Most of them waste it — "Another one in the books! $1.2M bridge loan funded!" says nothing a broker can use. Worse, some reveal a borrower's address, financial trouble or pricing without permission. This skill checks consent first, pulls out the part of the deal another borrower or broker would recognise as their own problem, and writes it up for each channel without overstating anything.
Works for lenders and brokers, on bridge, fix-and-flip, construction, DSCR/rental, land and small-balance commercial loans. For checking any piece of marketing against advertising rules in more depth, run the draft through lender-marketing-compliance-reviewer.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Loan facts | ✅ | Loan type, amount, property type and units, market (city or region), purpose (purchase, refi, cash-out, construction), closing / funding date |
| The situation | ✅ | What made this deal worth talking about: a deadline, a problem solved, a first in a market, a repeat client, a complex structure |
| Leverage and speed | Helpful | LTV or LTC and which value it is measured on (as-is, ARV, cost); days from application or term sheet to funding |
| What the borrower agreed to share | ✅ | Written consent and its scope: anonymous only, city and amount, address or photos, name or tag |
| Broker involvement | ✅ | Whether a broker brought the deal, and whether they want to be named, tagged or kept out |
| Channels | ✅ | LinkedIn, Instagram, newsletter, website, graphic — default is all of Step 5 |
| Photos and rights | Helpful | Who took them, and whether the firm may use them |
| Brand voice and required footer | Helpful | Tone, the legal name, license identifiers and scope line the firm uses in marketing |
| Borrower quote | Optional | Only if the borrower actually said it and approved it in writing |
Minimum viable: loan type, amount, property type, market and the consent level. Without a consent level, write the anonymous version only.
Step 2 — Consent and disclosure gate
Pick the level the borrower (and broker, where relevant) has approved in writing. Everything above that level stays out.
