What this skill does

Runs a new investor into a private mortgage fund end to end — accreditation, subscription documents, AML and KYC, tax forms, distribution election, and the investor record itself — and tracks every item to completion so nothing is discovered missing at audit.

What it does

  • Tracks each investor's documents, KYC clearance, accreditation route, tax forms, and funds received
  • Applies the right accreditation standard for the exemption — self-certification under 506(b), mandatory verification under 506(c)
  • Handles the distribution reinvestment election mortgage funds typically offer
  • Keeps an exception log with an owner and a due date on every incomplete item
  • Produces the admission memo and confirms the investor file is complete

When to use it

  • A new investor has agreed to subscribe
  • You are preparing for a closing, or an evergreen fund's monthly admission date
  • An existing investor is adding capital or changing entity
  • You are auditing existing investor files for gaps ahead of an audit or examination

What to have ready

  • Fund documents — operating agreement, PPM, subscription agreement, investor questionnaire, and the current minimum
  • Which exemption the offering relies on: 506(b) or 506(c)
  • Investor details — legal name, entity type, jurisdiction, contact, and source of funds
  • For entities, the ownership chain and control persons
  • Any side letter terms that were negotiated

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Onboard a new investor into the fund — $250K, LLC, Texas, 506(b) offering."

What you get back

A per-investor status tracker, an exception log with owners and due dates, an admission memo, and a confirmed investor file index.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Investor Onboarding Checklist

The gap between "investor said yes" and "investor is properly admitted" is where funds get into trouble — an unverified accreditation, a missing beneficial owner, a stale tax form. This skill tracks every item to completion so nobody is admitted on an incomplete file.

When to use

  • A new investor has agreed to subscribe
  • Preparing for a fund closing or an evergreen fund's monthly admission date
  • An existing investor is adding capital or changing entity
  • Auditing existing investor files for gaps before an audit or examination

Inputs to gather

  • Fund documents — operating agreement, PPM, subscription agreement, investor questionnaire, and the current minimum investment
  • Which exemption the offering relies on — 506(b) or 506(c). This determines whether self-certification is sufficient or verification is mandatory [VERIFY]
  • Investor details — legal name, entity type, jurisdiction, contact, and source of funds
  • Beneficial ownership — for entities, the ownership chain and control persons
  • Side letter — if any terms were negotiated

Workflow

  1. Pre-screen
    • Confirm the investor meets the fund's eligibility standard — accredited investor, and qualified purchaser or qualified client where applicable [VERIFY thresholds]
    • Run OFAC / sanctions screening on the investor and every beneficial owner
    • Identify regulatory overlays: ERISA plan assets, bank holding company, or state pension rules that impose obligations on the fund itself
  2. Verify accreditation — to the standard the offering requires
    • 506(b): the investor's written representation in the questionnaire generally suffices, absent facts suggesting otherwise
