Free Tools & Calculators
Plan a free calculator — DSCR, flip profit, loan sizing — that brings in real borrowers

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with Corey Haines. That introduction is what keeps every skill here free.
What this skill does
A good free tool — a DSCR calculator, a flip-profit estimator, a "how much can I borrow" sizer — keeps bringing in borrowers long after it is built. This skill decides which tool to build, whether it is worth the effort, how to gate it, and how to get it found.
What it does
- Generates tool ideas matched to your borrowers' real questions
- Scores each idea on search demand, lead value and build effort
- Decides what to ask for (email, phone) and when
- Outlines the tool's inputs, outputs and page
- Plans how the tool gets found and promoted
When to use it
- Looking for a lead source that works while you sleep
- Brokers or borrowers keep asking the same sizing question
- Planning a website refresh
- Competitors' calculators outrank your pages
What to have ready
- Your loan programs and the questions borrowers ask first
- Who would build it and your budget
- What happens to a lead after it comes in
- Any existing tools or spreadsheets you use internally
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Should we build a DSCR calculator or a fix-and-flip profit calculator for [OUR WEBSITE]? Score both for [LOAN PROGRAM] borrowers in [STATE] and write the brief for the winner."
What you get back
A scored shortlist of tool ideas and a build brief for the winner — inputs, formulas to confirm, page copy, lead capture and promotion plan.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Label every calculator result as an estimate, not an offer or commitment to lend, and keep your own pricing assumptions off the page unless you mean to publish them. Tell users what happens to the details they enter. A calculator that shows a rate or payment for consumer-purpose loans is advertising under Truth in Lending (Regulation Z) and needs compliance review.
