Foreclosure Path Planner

Compare every enforcement path on a defaulted loan and brief your attorney

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Helps you decide how to enforce a defaulted loan before the first call with your attorney. Lays out every path — foreclosure through the courts or by trustee's sale, a court-appointed receiver, taking a deed in lieu, a discounted payoff, selling the note, or a workout — compares what each is likely to recover, and writes the briefing memo for counsel.

What it does

  • Screens for bankruptcy and other situations that mean stop and call counsel now, and lists the steps that protect the property whichever path you choose
  • Calculates what the collateral is likely to recover after liens, legal costs, carrying costs and selling costs
  • Explains each enforcement path in plain terms, with what usually favors it and the risks to raise with counsel
  • Gives you a table of state-specific questions — timelines, costs, redemption rights, deficiency rules — for your local attorney to fill in
  • Compares the paths side by side and drafts a counsel briefing memo with numbered questions

When to use it

  • A default notice has expired without a cure
  • The borrower has offered to hand back the property
  • Rents are being diverted or a vacant property is deteriorating
  • You are deciding whether to foreclose or sell the loan

What to have ready

  • The loan documents and the default status
  • The payoff amount and a dated property value
  • An updated title report showing other liens
  • What matters most to you — speed, maximum recovery, or not owning the property

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"The default notice on [PROPERTY ADDRESS] expired uncured. Here are the loan documents, payoff and a broker opinion of value — lay out our options and prepare a memo for foreclosure counsel."

What you get back

An enforcement plan: protective steps, the recovery math, the paths compared side by side, a state-specifics table for counsel and a ready-to-send briefing memo.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Never states a state's foreclosure timeline or rules from memory — those cells stay blank until your local attorney fills them. A planning aid, not legal advice.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
foreclosure-path-planner
What it does
Use when a private lender has a defaulted loan and needs to decide how to enforce, before spending money on counsel's first strategy call. Trigger on "what are our options on this default," "should we foreclose," "judicial or non-judicial," "trustee's sale vs. lawsuit," "should we ask for a deed in lieu," "do we need a receiver," "sell the note or foreclose," "what will we recover," "brief foreclosure counsel," "how long and how much to foreclose," or when a default notice has expired uncured. Lays out every enforcement path as a concept — judicial and power-of-sale foreclosure, receivership, deed-in-lieu, note sale, discounted payoff, workout — with decision factors, a recovery comparison, a state-specifics table the user completes with local counsel, and a counsel briefing memo. Planning aid only, not legal advice; never states a state's timeline as fact.

Foreclosure Path Planner

When a default notice expires uncured, most private lenders default to "call the foreclosure attorney and start." Sometimes that is right. Often a deed-in-lieu, a receiver, or a note sale would recover more, sooner, for less — and the only way to know is to lay the paths side by side with honest numbers. This skill prepares that comparison and the briefing memo, so the first call with counsel is about decisions rather than gathering facts.

Works for business-purpose first- and second-lien loans on residential investment, commercial, construction and land collateral.

Scope. This skill plans enforcement. Designing a modification, forbearance or extension is covered by extension-workout-strategy-builder and problem-loan-and-modification-analyst; here a workout appears only as one path to compare against enforcement. The default notice itself is notice-of-default-preparer.

Nothing here states law for a specific state. Foreclosure procedure, timelines, redemption rights, deficiency rules and tenant protections differ widely and change. Every state-specific item goes in the Step 5 table, filled in by the user with licensed local counsel.
