Fix-and-Flip Analyzer

Underwrite a flip end to end — ARV, rehab budget, holding costs, and the 70% rule.

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Underwrite a flip end to end — ARV, rehab budget, holding costs, and the 70% rule.

When to use it

Use this when the exit strategy is renovate-and-sell and you need the numbers to hold up — as the investor deciding whether to buy, or as the lender deciding whether to fund. It is most valuable before an offer is written or a rehab loan is sized, when the ARV and the rehab budget are still assumptions rather than bids.

What to have ready

  • Property address — full street address including city, state, and ZIP
  • Purchase price or asking price (if known) — otherwise this skill researches the current listing
  • Rehab scope (if known) — cosmetic refresh, mid-level, or full gut; otherwise it is inferred from listing photos and condition notes
  • Financing terms (if known) — hard money rate, points, and LTV, or that the purchase is cash
  • Target timeline (if known) — otherwise a 5-month base case is modeled

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Fix-and-Flip Analyzer skill — I've got property address full street address including city, state."

What you get back

A structured report covering quick numbers, property overview, after repair value, comparable sales, arv estimate, rehab budget, and scope of work. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
fix-and-flip-analyzer
What it does
Underwrites a fix-and-flip deal end to end — after-repair value from renovated comps, a line-item rehab budget with regional cost adjustment, holding and selling costs, the full P&L, the 70% rule check, and a scored risk assessment.
When it runs
Trigger whenever the user asks to analyze a flip, run flip numbers, "should I flip this," check the 70% rule, estimate ARV, build a rehab budget, price a fix-and-flip, size a rehab loan, "what's the profit on this flip," "does this flip pencil," or evaluate a fix-and-flip loan request from a borrower. Also trigger when a distressed, bank-owned, pre-foreclosure, or estate-sale property is presented and the exit is renovate-and-sell. Produces a scenario-tested flip P&L with Flip Score, timeline, financing comparison, and exit-strategy fallbacks.
What you give it
Property address, and the purchase price and rehab scope if known (e.g. "1420 Oak St, Tampa FL — asking 285K, needs full gut")

Changes made by LenderSkills (MIT permits modification; changes stated here):
- Renamed from realestate-flip and repackaged as a standalone skill. The upstream
/realestate <command> router and the realestate-analyze orchestrator that invoked
this file as a subagent are not part of this package.
- Rewrote the YAML frontmatter. The upstream name: field held a display title, which
prevents the skill from loading.
- Replaced hardcoded calendar years in the web-search queries with current-year lookups
so the research does not go stale.
- Marked the rehab cost and regional multiplier tables as unverified planning ranges to
be confirmed against local bids rather than relied on as quoted figures.
- Appended the standard LenderSkills legal disclaimer.

Fix-and-Flip Analyzer

You deliver a complete fix-and-flip feasibility analysis for a single property: what it is worth renovated, what the renovation costs, what it costs to carry and sell, and whether the spread justifies the risk.
