What this skill does
Turns diligence findings into a complete multifamily acquisition model.
What it does
- Builds a 5-year pro forma from the underlying diligence data
- Calculates the full return metric set
- Keeps assumptions traceable to their source
- Produces the base case that scenario and IC work builds on
When to use it
Use this skill when you have completed due diligence on a multifamily property and need to build the base case financial model. It takes rent roll, operating expense, physical inspection, and market data and produces a fully auditable 5-year pro forma with all key investment metrics — Cap Rate, IRR, Equity Multiple, DSCR, Cash-on-Cash, and Debt Yield.
What to have ready
- Rent roll data: Unit count, unit mix, in-place rents per unit, current occupancy, any active concessions, loss-to-lease (gap between in-place and market rents)
- Operating expense data: Validated/adjusted expense line items by category (taxes, insurance, management, payroll, maintenance, utilities, G&A, reserves), stated on a…
- Physical inspection findings: CapEx schedule by year, deferred maintenance items, major systems remaining useful life
- Market data: Market rents, submarket vacancy rate, rent growth projections (or acknowledge if not available)
- Deal terms: Purchase price, loan amount or LTV, interest rate, loan term, amortization period, any interest-only period, hold period (typically 5 years), target exit…
- Investment thresholds (optional but recommended): Your minimum DSCR, IRR, equity multiple, cap rate, cash-on-cash, LTV, and debt yield targets
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Financial Model Builder skill — I've got rent roll data."
What you get back
A structured report covering model assumptions, 5-year pro forma, operating expense detail, capex schedule, returns summary, exit analysis, and key sensitivities identified. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
