What this skill does
Runs the annual analysis on a tax and insurance escrow account. Projects the next twelve months of bills month by month, finds the point where the account runs lowest, works out any shortage or surplus against the cushion, sets the new monthly escrow payment, and drafts the statement for the borrower.
What it does
- Builds a month-by-month projection from the actual tax installment dates and insurance renewal
- Separates three problems people blur together: an account that is negative now, one that will run short, and one holding too much
- Calculates the new monthly escrow deposit, with the shortage spread over time or paid as a lump sum
- Flags when the lender will have to advance its own money before the next tax installment
- Drafts a plain borrower statement showing last year's bills, this year's projection, and the new payment
When to use it
- The annual escrow review is due
- A tax bill or insurance renewal came in higher than expected
- An escrow account went negative
- Setting up tax and insurance impounds on a new rental loan
What to have ready
- The current escrow balance and monthly deposit
- The latest tax bill with installment due dates
- Insurance renewal premiums and dates
- The escrow clause from the loan documents
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Run the escrow analysis on [LOAN NUMBER]. Balance is [AMOUNT], deposit is [AMOUNT] a month, here's the new tax bill and the insurance renewal."
What you get back
An escrow analysis with a twelve-month projection, the shortage or surplus, the new payment and any advance needed, plus a draft borrower statement.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Applies your loan documents and policy. Consumer escrow rules are flagged as something to confirm with counsel if they might apply — most business-purpose loans are governed by the documents instead.

Escrow / Impound Analyzer
Escrow accounts go wrong quietly. A tax bill jumps after a sale reassessment, the insurance renewal comes in 40% higher, and the account that looked healthy in January is negative when the second installment is due — so the lender either advances its own money or the tax goes delinquent and a lien that outranks the mortgage starts accruing. This skill projects the account forward month by month, finds the low point before it happens, and sets a payment that actually covers the bills.
Works for any serviced loan that collects tax and insurance deposits: DSCR rental loans most often, plus bridge, small-balance commercial and any loan where impounds were required at closing or have "sprung" after a default.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Current escrow balance and as-of date | ✅ | From the servicer ledger. Include any unapplied or suspense funds separately |
| Current monthly escrow deposit | ✅ | The escrow portion of the payment, not the full installment |
| Property tax bills | ✅ | Latest bill: amount per installment, due dates, and delinquency dates; any supplemental or omitted-property bill |
| Hazard insurance | ✅ | Renewal premium and renewal date. Use the renewal quote, not the expiring premium |
| Flood, wind, or other required policies | If applicable | Each with its own premium and date |
| Other escrowed items | If applicable | HOA dues, ground rent, special assessments — only if the loan documents escrow them |
| Loan's escrow clause | ✅ | What is escrowed, the cushion the documents allow, how shortages and surpluses are handled, whether escrow can be required after a default |
| Loan purpose and occupancy | ✅ | Business vs. consumer purpose — decides whether consumer escrow rules might apply (Step 2) |
| Past 12 months' ledger | Helpful | For the "actual vs. projected" history on the statement |
| Lender's policy | Helpful | Cushion target, shortage spread period, surplus refund threshold. If none, use Step 4's defaults and label them |
Minimum viable: current balance, current deposit, the next twelve months of tax installments and insurance premiums with due dates, and the escrow clause. A disbursement with no known date is placed in the earliest plausible month and marked [DATE TO CONFIRM] — putting it late hides a shortage.
