What this skill does

Assesses environmental risk on a property before it becomes an unknown liability.

What it does

  • Reviews the Phase I ESA scope for gaps
  • Identifies recognized environmental conditions
  • Evaluates hazardous materials risk
  • Recommends additional testing or insurance where the record is thin

When to use it

Use this skill when you need to identify environmental liabilities before acquiring a multifamily property. It is most valuable during due diligence when you want to understand what hazardous conditions may exist (asbestos, lead paint, contaminated soil, flood exposure), estimate remediation costs, and determine whether a Phase II environmental study is warranted.

What to have ready

  • Property details — full address, year built, unit count, and building type
  • Prior use information (if known) — any notes on what occupied the site before the current building (industrial, agricultural, gas station, etc.)
  • Phase I ESA report (if already obtained) — paste or attach the findings; if not yet ordered, this skill will conduct preliminary desktop research to inform whether…
  • Property class and building age — used to flag age-specific hazardous materials (lead, asbestos)

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Environmental Review skill — I've got property details full address, year built, unit count."

What you get back

A structured report covering property profile, historical use summary, database search results, recognized environmental conditions, flood zone, hazardous materials, and nearby hazards. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
