DSCR Worksheet Builder
Tie rent to PITIA, apply the DSCR floor, and show exactly what would fix a failing file.
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.

What this skill does
Builds the debt service coverage worksheet a rental loan is actually underwritten from — qualifying rent on top, PITIA underneath, one ratio and one decision. When a deal fails, it shows exactly how far short it is and the arithmetic of what would fix it.
What it does
- Builds qualifying rent unit by unit from leases, the 1007 market rent schedule, vacant units and short-term rental income
- Builds PITIA line by line — payment factor, taxes, hazard and flood insurance, HOA — with the source of each figure
- Labels whether it used the PITIA or the NOI convention, since the same property can pass one and fail the other
- States any shortfall two ways, as monthly rent and as monthly payment, and tests the four fixes: more down, a rate buydown, longer amortization, interest-only
- Handles purchase, rate-and-term and cash-out loans, and runs a sensitivity grid across rate and loan amount
When to use it
- A rental loan needs its DSCR worksheet built or checked
- The appraisal came back with a 1007 and the numbers need re-running
- A deal just missed the floor and you need to know what fixes it
- Before quoting a DSCR loan to a broker or borrower
What to have ready
- Loan purpose, property type and unit count
- Leases or a rent roll, and the 1007 market rent schedule
- Loan amount, rate, and amortization or interest-only period
- Property taxes, the bound insurance quote, and any HOA dues
- Purchase price or appraised value
- Your program's DSCR floor and rounding rule
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Build the DSCR worksheet for [PROPERTY ADDRESS] — cash-out refi, duplex, $[LOAN AMOUNT] at [RATE]%, 30-year. Leases and the 1007 are attached; our floor is [DSCR FLOOR]."
What you get back
A one-page worksheet: a header with the convention and floor used, a qualifying rent table, a PITIA table, the ratio unrounded and rounded, pass or fail with the shortfall, the four fixes computed for this deal, a sensitivity grid, and a list of open items.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Every floor, haircut and LTV cap in the skill is illustrative — it works from your program's matrix and marks anything missing rather than filling it in.

DSCR Worksheet Builder
Builds the debt service coverage worksheet a private lender actually underwrites from: qualifying rent on top, PITIA underneath, one ratio, one decision, and — when it fails — the arithmetic showing exactly what would fix it.
This skill does not set credit policy. DSCR floors, income haircuts, rounding, and LTV caps are program-specific and vary by lender, product, and investor. Every threshold in this file is illustrative. Confirm the live matrix for the program the loan is being placed into before the worksheet leaves your desk.
Inputs to collect
| Input | Required | Notes |
|---|---|---|
| Loan purpose | ✅ | Purchase / rate-and-term refi / cash-out refi — changes the floor and the LTV cap |
| Property type & unit count | ✅ | SFR, 2–4 unit, condo, townhome, PUD, 5+ unit (usually a different product) |
| Executed lease(s) or rent roll | ✅ | One row per unit, with term dates and whether it is month-to-month |
| 1007 / Comparable Rent Schedule | ✅ | Appraiser's opinion of market rent per unit; a 1025 on 2–4 units |
| Loan amount & rate | ✅ | Note rate; if ARM, also the index, margin, and caps |
| Amortization & term | ✅ | 30/40-year amortizing, or interest-only period and what follows |
| Annual property taxes | ✅ | Most recent bill; on a purchase, whether the state reassesses on sale |
| Hazard insurance premium | ✅ | The bound quote for this borrower, not the seller's expiring premium |
| Flood insurance premium | If in a flood zone | Part of the "I" — a frequent omission |
| HOA / association dues | If applicable | Master and sub-association, plus any monthly special assessment |
| Purchase price or appraised value | ✅ | Drives LTV, which drives the floor on most matrices |
| Program DSCR floor & rounding rule | ✅ | Get it from the matrix. Do not assume |
Minimum viable worksheet: rent evidence + loan amount + rate + amortization + taxes + insurance. Anything else missing gets a [MISSING — REQUIRED] line, not a guess.
The two conventions — pick one and label it
Most private/non-QM DSCR programs use the PITIA convention. Bridge, small-balance commercial, and most 5+ unit programs use the NOI convention. The same property can pass one and fail the other, so the worksheet must say which one it used, in the header.
PITIA convention (the common investor DSCR product):
