Turn a construction budget into a draw schedule and a one-page borrower draw guide

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Sets up how a construction or rehab loan will pay out before the first dollar moves: turns the budget into line items, groups them into draws tied to stages an inspector can check, and writes plain instructions telling the borrower exactly what to send for each draw.

What it does

  • Turns the contractor's budget into a schedule of values that adds up to the loan holdback
  • Groups lines into draws tied to clear, inspectable stages — ideally the city's own inspections
  • Applies the contract's retainage and shows gross, retainage and net for every draw
  • Lists what every draw and the final draw require: invoices, lien waivers, dated photos, inspection, insurance
  • Checks at every stage that the money left is enough to finish, so budget problems surface at closing, not mid-build

When to use it

  • A construction or rehab loan is about to close
  • A contractor's bid needs to become a draw schedule
  • A borrower keeps sending incomplete draw requests
  • You are standardizing draw setup across your loans

What to have ready

  • The line-item construction or rehab budget
  • The loan holdback amount
  • Retainage and draw terms from the contract and loan documents
  • The build schedule, if you have one

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Build the draw schedule for [ADDRESS] — budget attached, [HOLDBACK] holdback, [RETAINAGE]% retainage per the contract, [MONTHS]-month build."

What you get back

A lender draw schedule (schedule of values, draw table, requirements, in-balance check and rules) plus a plain-English draw instruction sheet for the borrower, ready for you to review and send.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • It never assumes a retainage rate, draw count or fee, and it treats lien-waiver and retainage rules as state-specific questions for counsel or title.

Skill name
draw-schedule-builder
What it does
Use when a construction or rehab loan is being set up and someone needs the draw schedule before the first draw request arrives. Trigger on "build the draw schedule," "set up the draws," "map the budget to draws," "milestone draw schedule," "how many draws should this have," "what does the borrower need to submit for each draw," "retainage schedule," "when do we inspect," "draw instructions for the borrower," "the contractor's budget needs to become a schedule of values," or when a construction budget, contractor bid, or rehab scope is dropped in at closing. Turns the budget into a schedule of values, groups lines into draws tied to inspectable milestones, applies retainage, lists what each draw requires, runs an in-balance check at every milestone, and writes a plain-English draw instruction sheet for the borrower.
What you give it
[construction budget or contractor bid] [loan holdback, retainage terms, project type]

Draw Schedule Builder

Most draw disputes are baked in at closing. The budget was never turned into a schedule of values, nobody agreed what "framing complete" means, the borrower learns about lien waivers on draw two, and the first draw funds 30% of the holdback for 15% of the value. This skill builds the schedule the loan will be administered against — before money moves — and hands the borrower a one-page set of instructions they can actually follow.

Works for: ground-up construction, heavy rehab, and fix-and-flip holdbacks; single-family through small multifamily. It sets the schedule up; reviewing each draw as it arrives is the job of construction-draw-reviewer, and the interest reserve (which is not part of the borrower's draws) is sized by interest-reserve-calculator.

Step 1 — Intake

InputRequired?Notes
Construction or rehab budget✅Line items with dollar amounts; contractor's bid or schedule of values if one exists
Loan holdback amount✅What the lender funds for construction; must reconcile to the budget
Borrower equity requirement✅Whether borrower funds must be spent first, pro rata, or not at all
Project type and scope✅Ground-up, gut rehab, cosmetic rehab; square footage; unit count
Construction scheduleHelpfulMonths per phase; the draw calendar comes from it
Retainage termsHelpfulFrom the construction contract and loan terms; if none, ask — do not assume a percentage
Contingency amount and release ruleHelpfulInside or outside the holdback; who approves its use
Draw rules from the term sheet or loan agreementHelpfulMaximum number of draws, minimum draw size, inspection fees, funding turnaround
Local building-inspection sequenceHelpfulMunicipal inspections usually mark the cleanest milestones

Minimum viable: a line-item budget and the holdback amount. If the budget is a single lump sum, stop and ask for a line-item breakdown — a draw schedule built on a lump sum cannot be inspected.

Step 2 — Turn the budget into a schedule of values

  1. Foot the budget. Lines must sum to the stated total and the holdback plus borrower-funded portion must equal it. If not, reconcile before anything else.
  2. Split mixed lines. A plumbing line paid in two visits (rough-in, then trim) becomes two
