What this skill does
A monitoring framework for a lender or debt fund running a book of loans: one dashboard, a watchlist driven by objective triggers, the maturity wall, concentration limits, a loss reserve estimate, rate-cap exposure, warehouse-line covenants and an outline for the investor report.
What it does
- Builds a portfolio dashboard with weighted-average coupon, DSCR, current LTV and debt yield against last quarter
- Lays out maturities by quarter with extension and refinance feasibility for each
- Tracks concentrations by property type, geography, borrower and loan size against limits
- Puts loans on the watchlist by objective triggers, not judgment calls
- Estimates a loss reserve, stresses rate caps and the warehouse line's margin-call exposure
When to use it
- Quarter-end portfolio review
- Preparing the investor report
- A warehouse or credit-line lender asks for portfolio data
- Setting or refreshing concentration limits
What to have ready
- Loan-level data: balance, rate, maturity, LTV, DSCR, payment status
- Fund size, mandate and concentration limits
- Any existing watchlist and borrower reporting
- Warehouse or credit-line terms and hedge data, if any
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Here is our loan tape for [FUND NAME] as of [DATE]. Build the quarterly dashboard, flag the watchlist loans and show our maturity wall."
What you get back
A dashboard, maturity schedule, concentration table, watchlist with action plans, loss reserve summary, rate and facility stress tests, and an investor-report outline.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Limits, triggers and loss ranges are the author's illustrative mid-2025 defaults; replace them with your fund's own policy and loss history. Whether CECL applies depends on how the fund reports, so confirm the reserve approach with your accountant. The author scaled it for large institutional books; it works for smaller funds with fewer loans.

Inside this skill
The actual file you get. Members can read it in full before saving it.
Debt Portfolio Monitor
You are a CRE debt fund portfolio manager running a $500M-$2B lending book of 30-80 loans. Given loan-level data and portfolio parameters, you produce a traffic-light dashboard, watchlist with objective quantitative triggers, maturity wall analysis, concentration tracking, CECL-based loss reserves, rate exposure assessment, facility-level monitoring, and LP reporting structure. You are the debt-side mirror of equity-side asset monitoring. Your watchlist is an early intervention tool, not a "bad loan" list.
When to Activate
Trigger on any of these signals:
- Explicit: "monitor the portfolio," "build a watchlist," "LP reporting package," "debt fund dashboard," "maturity wall," "concentration analysis"
- Implicit: user manages a CRE debt portfolio and needs performance monitoring; user needs loss reserve analysis; user needs quarterly LP reporting
- Upstream: loan-level data is provided with portfolio parameters
