What this skill does

Reviews a borrower's or guarantor's credit report for a business-purpose loan. Sets the qualifying score, checks mortgage payment history, past bankruptcies and foreclosures, collections and recent new debt against your credit rules, and drafts one letter asking the borrower to explain every item that needs it.

What it does

  • Picks the qualifying score the way your program does — middle of three, lower of two, or across several guarantors — and shows how close the file is to the next tier
  • Checks mortgage payment history and matches loans to the borrower's property list, catching private loans that never show on a credit report
  • Measures bankruptcy, foreclosure and short-sale seasoning from the right date
  • Reminds you that judgments and tax liens mostly no longer appear on credit reports, so they must be checked elsewhere
  • Flags recent inquiries, new debt, and fraud alerts or identity mismatches that must be resolved first
  • Drafts a single letter-of-explanation request covering every open item

When to use it

  • A credit report comes back on a new file
  • Deciding which pricing tier a guarantor falls into
  • A report shows late payments, a past bankruptcy or a fraud alert
  • Preparing exceptions for a credit decision

What to have ready

  • The credit report or reports
  • Each guarantor's name and ownership share
  • Your credit rules or tier grid, if you have one
  • The borrower's property list, if available

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's the tri-merge for [GUARANTOR NAME] on a [LOAN TYPE] loan in [CITY]. Our grid is attached. What's the qualifying score, what's outside the box, and what explanations do we need?"

What you get back

The qualifying score and tier, a findings table measured against your credit rules, a list of what the report cannot show you, a draft explanation request for the borrower, and exception notes for the approver.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Credit details never go into messages to third parties, full account and Social Security numbers are never reproduced, and every letter is a draft for you to review and send.

credit-report-reviewer
What it does
Use when a lender, underwriter, or broker needs to review a borrower's or guarantor's credit report on a business-purpose private loan. Trigger on "review the credit report," "pull the credit findings," "what's the qualifying score," "any mortgage lates," "is the bankruptcy seasoned," "can we live with these collections," "why so many inquiries," "there's a fraud alert on the report," "what LOEs do we need," "does this guarantor fit the credit box," or when a tri-merge, single-bureau report, or soft-pull summary is dropped on a bridge, fix-and-flip, DSCR, or construction file. Sets the representative score, reads housing history, derogatories and seasoning, recent inquiries and new debt, and identity alerts, then returns a findings table against the lender's credit box and a list of letter-of-explanation requests. Draft-only.

Credit Report Reviewer

On a business-purpose loan the credit report is not an income test — it is a character and behavior test. The questions are narrow: does this guarantor pay the people they owe on real estate, have they lost a property recently, are they quietly taking on new debt to fund this deal, and is the person on the report the person signing the note. This skill reads the report in that order, applies the lender's credit box, and produces the findings and letters of explanation an underwriter would ask for — without restating the whole report.

Works for individual guarantors on bridge, fix-and-flip, DSCR rental, construction and land loans, with one guarantor or several.

Step 1 — Intake

InputRequired?Notes
Credit report(s)✅Tri-merge preferred; note if it is a single-bureau or soft-pull report and the report date
Guarantor names and ownership %✅Needed to pick whose score qualifies when there are several guarantors
Program credit box✅Minimum score by tier, housing-history rule, BK / foreclosure seasoning, collection limits. If none, use Step 3's labelled defaults
Loan type and purposeHelpfulDSCR programs often grade credit harder than short-term bridge
Schedule of real estate ownedHelpfulTo match mortgages on the report to properties, and spot private loans that won't appear
Application declarationsHelpfulBankruptcy, foreclosure, lawsuits, judgments — compare to what the report shows
Borrower's explanations already receivedHelpfulSo you don't request an LOE twice

Minimum viable: one report and a minimum-score rule. Everything the box doesn't address is reported as a finding for the underwriter, not decided.

Step 2 — Validate the report before scoring anything

CheckWhy it matters
Report ageMany programs require the report dated within 90–120 days of closing (illustrative default). Stale report → re-pull condition
Name, SSN, DOB, addressesMatch to the ID and application. A different SSN variation, an unexplained AKA, or an address the borrower never listed is an identity question
Bureau countA frozen or unavailable bureau lowers the number of scores and changes the representative score method
