What this skill does
Turns a deal file into a finished credit committee memo. It writes all eight standard sections in order, argues from evidence rather than sales language, and marks any figure that is borrower-stated rather than verified.
What it does
- Deal summary with a terms table, sponsor analysis, property, and market sections
- Sizing shown with the arithmetic: LTV, LTC, DSCR, and debt yield as applicable
- A risk-flag framework the committee can trust — every flag gets a mitigant or an explicit "unmitigated" label
- Primary and secondary exit analysis, and a stated recommendation with its conditions
- Every number traced to a source document; unverified borrower figures are marked as such
When to use it
- A deal is heading to credit committee and needs a written package
- You want a consistent memo format across everyone who writes them
- A committee member has asked for the risk section to be tightened up
- You are re-underwriting an existing loan for an extension or modification
What to have ready
- Loan terms — amount, rate, points, term, and the structure
- Borrower and guarantor detail, including experience and track record
- The property: type, location, size, condition, occupancy, and the business plan
- Supporting documents you have — appraisal, rent roll, T-12, budget, application
- The intended exit, and any conditions already discussed
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Credit Memo Builder skill on the Oakview bridge loan — $2.4M, 24 months, 65% LTV. Appraisal and rent roll attached."
What you get back
A complete memo, roughly 3-6 pages, ready to drop into the committee packet without further editing. Word format where supported.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.
Inside this skill

Credit Memo Builder
Generates complete credit committee memos for commercial real estate loans — bridge, hard money, DSCR, construction, and mezzanine.
Required sections (in order)
- Deal summary — one paragraph + terms table (amount, rate, points, term, LTV/LTC, DSCR where applicable, exit strategy).
- Sponsor / borrower — entity structure, guarantors, experience, track record, credit highlights, and any background flags. State what was verified vs. borrower-stated.
- Property — type, location, size, condition, occupancy, and (for value-add or construction) the business plan and budget summary.
- Market — submarket vacancy, rent trend, supply pipeline, and comparable sales/rents supporting the value basis.
- Sizing — the loan against the credit box: LTV, LTC, DSCR, debt yield as applicable. Show the math.
- Risk flags & mitigants — numbered list. Every flag gets a mitigant or an explicit "unmitigated" label. Common flags: thin sponsor liquidity, single-tenant exposure, entitlement risk, exit dependent on refinance, market softness.
- Exit analysis — primary and secondary exit, with the numbers each requires.
- Recommendation — approve / approve with conditions / decline, with conditions listed explicitly.
Style rules
- Institutional tone; no sales language. The memo argues from evidence.
- Every number traces to a source document (appraisal, rent roll, budget, application). Where a number is borrower-stated and unverified, mark it.
- Risk flags are never buried — the committee reads that section first.
- Length: 3–6 pages equivalent. Shorter for simple bridge deals, longer for construction.
Output
Formatted document (Word if supported) with the eight sections above, ready for committee packet assembly without further editing.
