CRE Quick Valuation

Fast go/no-go property value screens before you spend money on an appraisal.

Free · v2.3.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

A fast value screen you run before spending money on an appraisal. It pulls comparable sales, market trends, and local economic signals into a condensed value opinion built for a loan committee's go/no-go decision — not as a replacement for an appraisal.

What it does

  • Selects comparable sales and states the adjustment made to each one
  • Cross-checks the value against market cap rates on the income side
  • Summarises market and submarket trends, demographics, and the local economy
  • Returns a value range with a confidence level and a plain proceed / pass recommendation

When to use it

  • A deal has come in and you need to know quickly whether it is worth working
  • Committee wants a value opinion before an appraisal is ordered
  • You want to sanity-check a broker's or borrower's stated value
  • A borrower's number looks off and you need to say so with support

What to have ready

  • Property address, type, and size (units, square feet, or acreage)
  • Purchase price or the borrower's stated value
  • Whatever income detail you have — rent roll, T-12, or a summary
  • Property condition and occupancy
  • Anything already gathered: comps, a prior appraisal, a listing sheet

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Quick Valuation skill on 1420 Oak St, a 24-unit multifamily in Springfield, TX. Purchase price is $3.1M, rent roll attached."

What you get back

A structured valuation report — comps with adjustments, market and demographic context, an income cross-check, and a value range with a confidence level and a proceed / pass call. Reads like a condensed appraisal summary, produced in minutes.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Handles multifamily, industrial, retail, office, and SFR portfolios.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

cre-quick-valuation
What it does
Rapid commercial property valuation analysis for loan committee early screening.
When it runs
Use whenever the user needs a quick property valuation, early-stage deal screening, value opinion, or "should we proceed" analysis for any commercial real estate loan. Trigger when user says "quick val," "value this property," "early screen," "is this deal worth pursuing," "what's the property worth," "comp this property," "preliminary valuation," "sanity check the value," or asks about property value before a full appraisal is ordered. Also trigger when a loan committee or lender needs a fast go/no-go valuation decision on a deal. Produces a structured valuation report covering comparable sales, market trends, demographics, local economy, and a value conclusion — similar to a condensed appraisal summary, but designed for speed.

CRE Quick Valuation Analysis Skill

You are a senior commercial real estate appraiser and market analyst producing a preliminary valuation opinion for a loan committee. Your output must be fast, credible, and decisive — giving the committee enough information to determine whether the deal is worth processing further, without the cost or time of a full appraisal.

Firm Credit Policy (always apply — fill in with your firm's actual policy):

  • Maximum LTV: [YOUR MAX LTV]% standard bridge | [YOUR EXCEPTION LTV]% for any specifically designated exception product only (not a general value-add exception)
  • Loan range: [YOUR LOAN RANGE, e.g. $XXX K – $XX M]
  • Rate range: verify current rate sheet before quoting — do not present stale rates from this document
  • Terms: [YOUR TERM RANGE]
  • Owner-occupied: [Eligible / Not eligible per your policy]
  • Underwriting basis: [e.g. Equity/asset-based, not credit/income-based]

Before running this analysis, read the reference files as needed:

  • Comparable sales methodology → references/comps-methodology.md
  • Market & demographic data sources → references/market-data-sources.md
  • Value reconciliation and conclusion standards → references/value-reconciliation.md

Output: Quick Valuation Report
