Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with Avi Hacker, J.D.. That introduction is what keeps every skill here free.
What this skill does
The borrower's side of a construction loan: how big the loan can be, how much cash the developer has to bring, and which kind of lender fits. Built for brokers placing construction debt and developers preparing a loan request.
What it does
- Sizes the loan on loan-to-cost, as-complete and as-stabilized loan-to-value, stabilized DSCR and debt yield, and names the test that controls
- Re-runs the answer with a wider exit cap rate, 10% lower NOI and a six-month delivery delay
- Separates real cash equity from contributed land value, and runs the bank HVCRE 15% test when a bank is the lender
- Models the interest and carry reserve from the draw schedule instead of a rule-of-thumb percentage
- Lays out the guaranty package, in-balance test, draw controls, extension tests and takeout
When to use it
- Before asking lenders for construction term sheets
- Comparing quotes from a bank, a debt fund and other lender types
- A developer or equity partner asks how much cash the deal really needs
- A budget or schedule change means the loan has to be resized
What to have ready
- The development budget by line item
- The stabilized pro forma and any appraisal values
- The construction schedule and lease-up assumptions
- The equity stack and any term sheet in hand
- Sponsor and guarantor financials
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Size a construction loan for a [NUMBER]-unit multifamily project in [CITY] with a $[BUDGET] total budget and $[NOI] stabilized NOI. How much cash does the sponsor need, and which lender type fits?"
What you get back
A sizing table showing every test and the one that controls, stress cases, the cash equity requirement, reserve and guaranty recommendations, a lender-type fit and a list of open items.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Written from the borrower's seat; a lender sizing a request from the credit side should also use loan-request-screening-and-sizing. The bank supervisory limits and HVCRE rules it cites apply only to banks. Market figures carry the author's dates and must be refreshed, and retainage and mechanics lien rules vary by state.

Inside this skill
The actual file you get. Members can read it in full before saving it.
Construction Loan Sizing and Structure
Size a U.S. construction loan against every controlling test, quantify the cash equity requirement, structure the interest reserve, guaranty package, draw controls, and takeout, and produce a structure recommendation with a lender-lane fit.
When to Use This Skill
Use this skill when a development budget is firm enough to finance: before a term sheet is requested, when comparing quotes from different lender lanes, when an equity partner asks how much cash the deal actually needs, when a term sheet needs to be read against what the project can survive, or when a construction loan is being resized after a budget or schedule change.
