Closing Instructions Letter

Draft the lender's instructions to title and escrow so nothing funds by mistake

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Drafts the written instructions a lender sends to the title company, escrow officer or closing attorney. It says what must be true before any money moves and what happens to each dollar, so no step is left to the closer's guesswork. Draft for your review and your attorney's, never sent for you.

What it does

  • Reads the title commitment for liens, judgments, taxes and ownership problems that must be cleared
  • Specifies the title insurance policy, the amount, the insured name and the endorsements to request
  • Sets the recording order and what must be recorded right after funding
  • Lays out payoffs, holdbacks, reserves, fees and prepaid interest so the net wire matches the settlement statement
  • Lists the conditions the closer must meet before releasing funds, and when funds come back if closing slips
  • Builds in wire safety: verified call-backs and no changes to instructions by email

When to use it

  • Loan documents are final and the file is moving to funding
  • You are closing with a title or escrow company you have not used before
  • The loan has a rehab holdback, interest reserve or several payoffs
  • You want a one-page checklist for the closer

What to have ready

  • The final loan terms or commitment
  • The title commitment or preliminary report
  • Payoff letters, if it is a refinance
  • Your insurance wording and any required title endorsements

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"We're funding the [CITY] fix-and-flip on [DATE] through [TITLE COMPANY]. Here are the loan terms, title commitment and payoff letter. Draft our closing instructions. There's a [AMOUNT] rehab holdback we keep."

What you get back

A complete draft instructions letter, a one-page checklist for the closer, and a list of items still open before funds can be released.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Bank account numbers never go in the letter. Wire details are exchanged and confirmed separately, by a call-back to a number you found yourself.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. closing-instructions-letter
What it does
Use when a private loan is ready to close and the lender must send written closing (escrow) instructions to the title company, escrow officer or closing attorney. Trigger on "draft the closing instructions," "lender's instructions to escrow," "escrow instructions for this loan," "funding conditions for title," "what endorsements do we need," "tell title how to record," "instructions for the payoff," "holdback instructions," "wire instructions to escrow," or when loan documents are final and the file is moving to funding. Produces instructions covering loan amount and funds, the loan policy and endorsements, recording order, payoffs, holdbacks and reserves, conditions to disbursement, wire procedure and return of funds, plus a one-page checklist for the closer. Draft for lender and attorney review — never sent for you.
What you give it

Closing Instructions Letter

Title and escrow do exactly what the lender's instructions say — and nothing the instructions forget to say. Most expensive closing mistakes are instruction gaps: a deed of trust recorded behind a judgment nobody told title to pay, a rehab holdback disbursed to the borrower at closing, a loan policy issued without the endorsements the investor requires, funds released before the guaranty was signed. This skill drafts the lender's instructions so the closer has one document that says what must be true before a dollar moves, and what to do with each dollar.

It works for bridge, fix-and-flip, DSCR rental, construction, land and small-balance commercial loans, whether closed through a title company, an escrow company or a closing attorney.

Where it fits: closing-coordinator tracks readiness across the whole transaction; funds-flow-manager builds the sources-and-uses; settlement-statement-reviewer checks the statement the closer produces. This skill writes the lender's instructions that bind the closer.

This is a draft for review by the lender and its attorney. Instruction wording, title endorsement availability and recording practice vary by state and underwriter.
