Broker Deal Intake
Run a new loan request the broker's way — reality check, lender match, quotes, and the road to close.
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.
What this skill does
Runs a new loan request the way a broker works it: from the borrower's first call to a closed loan. It works through the LenderSkills broker skills in order, keeps every number in one deal file, and stops three times so the broker and borrower make the calls.
What it does
- Takes the application and documents, and builds the needs list before any lender sees the deal
- Reality-checks the ask: what lenders will actually lend, the test that limits it, and which lender types fit
- Builds the lender target list, an anonymous teaser, and the submission narrative
- Levels every quote on net proceeds and all-in cost, scored against the borrower's own priorities
- Turns the chosen quote into a term summary, chases conditions, and checks closing readiness
When to use it
- A borrower brings you a new deal and you want the whole placement run in order
- You need to tell a borrower early — and in plain English — whether their ask is realistic
- You want every lender package to go out complete, honest and consistent
- Several quotes are in and you need a clear, forwardable recommendation
What to have ready
- The borrower's goal — amount (and the minimum that works), purpose, close date, and what matters most to them
- The borrower's documents — rent roll, T-12, PFS and REO schedule, purchase contract or existing loan terms
- The borrower's OK to share their financials with lenders
- The component skills installed — the Commercial Mortgage Broker starter kit covers most of them; any that are missing run in a reduced form and are labelled as such
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Run broker deal intake — borrower wants $6.5M to refinance a 42,000 SF retail center, closing in 60 days."
What you get back
A running deal file and lender outreach log, a reality-check brief, an approved lender package, a quote comparison written so you can forward it to the borrower, and a conditions tracker with a GO / CONDITIONAL / NOT READY closing call. Everything is a draft — nothing is sent for you.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Broker Deal Intake
A broker's first look at a deal asks different questions than a lender's. Not "should we lend?" but: what does the borrower actually need, will any lender fund it at that ask, who are the right five lenders, how do we present it so they quote, which quote is really best once fees and structure are levelled, and what still has to happen to close. This workflow runs the LenderSkills skill built for each of those questions, in order, carries every number forward in a single Deal File, and stops at three checkpoints where the broker — and, where it matters, the borrower — decides.
The workflow never sends anything. It drafts what the broker sends: the reset-expectations note to the borrower, the teaser and submission to lenders, the quote comparison, the follow-ups.
How this workflow runs the other skills
Each step below names a component skill by its LenderSkills slug. To run a step:
- Look for the component at
.claude/skills/<slug>/SKILL.mdin the current project (or among the skills already available in this session). If it is there, read it and follow its instructions using the facts in the Deal File. Do not re-ask for anything the Deal File already has. - If it is not installed, say so in one line, give the install link
https://lenderskills.ai/skill/<slug>, and run the reduced version described in that step. Mark every output produced this wayREDUCED — install <slug> for the full analysis. - After each step, write the result into the Deal File before starting the next one.
Never paraphrase a component skill's method from memory when the file is available — read it.
At the start, check which components are installed and list any missing ones once. The quickest route is the Commercial Mortgage Broker starter kit at https://lenderskills.ai/kit/commercial-mortgage-broker, which installs most of them in one command.
Step 0 — Open the Deal File and capture the borrower's goal
Create the Deal File (template under Output Format) and fill what the broker has already given. Then capture, in one message, what the borrower is actually trying to achieve — this is what every quote is later measured against:
- Amount requested and the minimum that still makes the deal work for the borrower
- Purpose, property, and the business plan (hold, reposition, lease-up, sell, build)
