What this skill does

Checks a borrower's claimed flips, rentals and builds against real evidence before that experience earns them more leverage or a better rate. Each project is matched to closing statements, recorded deeds, company records and sold listings, and the experience tier is built only from what was proven.

What it does

  • Turns a track-record or real-estate-owned schedule into one row per project
  • Checks each project six ways: was the borrower on title, did they control the company, do the dates and prices match, did it actually sell, and was the sale arm's length
  • Catches the usual padding: wholesale deals counted as flips, a partner's projects, the same house counted twice, properties still unsold, sales to relatives
  • Assigns an experience tier from verified projects only, and shows the tier the claimed count would have produced
  • Drafts a neutral request for the exact documents that would verify each open project

When to use it

  • A borrower's experience will set their leverage or pricing tier
  • The schedule looks strong but the closing statements are thin
  • A new borrower claims a long track record
  • Before a credit memo goes to the loan committee

What to have ready

  • The borrower's track-record or real-estate-owned schedule
  • Whatever evidence they sent: closing statements, deeds, sold listings, permits
  • Company documents showing their role in each owning entity
  • The loan type and scope of the new project

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Borrower says [N] flips in the last three years — here's their schedule and the closing statements they sent. What tier are they really, and what's missing?"

What you get back

A verification table with a status for every project, the patterns found, the verified experience tier, a draft request for missing evidence, and an internal note that records any contradictions as facts.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Records contradictions as facts rather than accusations, applies the same counting rules to every borrower, and keeps personal identifiers out of the output.

Nothing it produces is a commitment to lend or an offer to sell a security. Skill name
borrower-track-record-verifier
What it does
Use when an underwriter or processor needs to check a borrower's claimed real estate experience before it drives leverage or pricing. Trigger on "verify the track record," "check their REO schedule," "how many flips have they really done," "is this experience real," "what experience tier is this borrower," "the REO list doesn't match the HUDs," "verify these exits," "check the schedule of real estate owned," or when a track-record schedule, REO list, or experience sheet is uploaded with closing statements, deeds, or sold listings. Matches each claimed project to evidence — closing statements, recorded deeds, entity records, sold listings, permits — marks it verified, partial, unverified, or contradicted, flags common inflation patterns, and assigns an experience tier from verified exits only. Produces a verification table, the tier, and a draft request for missing evidence.
What you give it
[track record / REO schedule] [evidence: closing statements, deeds, listings] [subject loan type]

Borrower Track Record Verifier

Experience is the single input that moves leverage and pricing the most on a fix-and-flip or construction loan, and it is the one most often taken on trust. A schedule that says "14 flips" routinely turns out to be six the borrower owned, four a partner owned, two wholesale assignments, and two still sitting unsold. This skill checks each claimed project against evidence and gives the underwriter a tier built only on what was proven.

Works for: fix-and-flip, ground-up construction, bridge, and DSCR rental lenders, for individual guarantors and borrowing entities. It goes deeper on residential investor track records than sponsor-and-guarantor-analyst (which covers the whole sponsor, including net worth and liquidity), and its tier feeds Step 6 of fix-and-flip-deal-sizer and the experience line in pricing-grid-calculator.

Step 1 — Intake

InputRequired?Notes
Track-record schedule✅REO schedule, experience sheet, or a list: address, type, purchase date and price, rehab, sale or refinance date and price, vesting entity
Subject loan✅Loan type, scope (cosmetic, moderate, gut, ground-up), property type, market. "Comparable" is measured against this
Evidence provided✅Settlement / closing statements (buy and sell), recorded deeds, sold listings, entity documents, permits, certificates of occupancy, leases, prior lender payoff letters
Entity documents for each vesting entity✅Articles, operating agreement, or state registry printout showing the borrower's role and ownership at the time of the project
Your experience policyHelpfulLook-back window, what counts (sold only? rentals? ground-up?), whether partial verification counts. Default below, labelled
Public-record lookupsHelpfulCounty recorder / assessor results, title company property reports, MLS sold data the user has access to

Minimum viable: the schedule and at least one piece of evidence per project claimed. Any project with no evidence is Unverified and does not count — it is not "probably fine."

Default experience policy (illustrative — replace): count completed projects with a closed exit (sale, or refinance for rentals) in the last 36 months, where the borrower or an entity they controlled was on title, verified by two independent sources.
