Borrower Prequal Call Script

First-call script, knockouts, a 100-point fit score and a clean call summary

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Gets the three answers that decide a deal — is it a business loan, can they bring the cash, have they done this before — in the first five minutes of the call. Gives you the questions in the right order for the loan type, scores what you heard against your own lending criteria, and writes up the call so nobody has to ask again.

What it does

  • Builds a first-call script for bridge, fix-and-flip, DSCR rental or ground-up construction, with the deal-killing questions first
  • Checks the answers against clear knockouts: owner-occupied, a state you don't lend in, wrong property type, loan size, open credit events, no cash to close
  • Scores the lead out of 100 with every point explained, so the score can be argued with
  • Lists the red flags heard on the call — a wholesaler's after-repair value, a partner who has the experience, a one-line rehab budget
  • Writes a call summary with open questions and the first five documents to request

When to use it

  • Before calling a new lead from your website, a broker or a referral partner
  • Right after a call, to turn rough notes into a summary the team can use
  • When several leads came in and you need to decide which to work first
  • When training a new loan officer on what to ask

What to have ready

  • The loan type, or "unknown" if the borrower has not said
  • Your lending criteria: loan size range, leverage limits, property types, states, credit and experience rules
  • Your call notes, if the call already happened

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Just got off the phone with a flipper buying in [CITY, STATE] — here are my notes. Score it against our box and tell me if it's worth a term sheet."

What you get back

A printable call script with a knockout checklist before the call; afterwards, a scored summary showing the result, the knockouts, the reasoning behind each point, red flags, open questions and the next step.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Uses the same questions for every borrower, never asks about protected characteristics, and treats owner-occupancy as a hard stop rather than something to work around.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

What it does
Use when a private lender, loan officer, or broker is about to take (or just finished) a first call with a borrower and needs to qualify the deal fast. Trigger on "prequal call script," "what should I ask on the first call," "qualify this borrower," "screening questions for a flipper," "is this worth a term sheet," "knockout questions," "score this lead," "write up my call notes," "summarize the intake call," "new lead from the website — what do I ask," or when call notes or a lead form for a bridge, fix-and-flip, DSCR rental, or ground-up construction loan are pasted in. Produces an ordered call script for the loan type, the knockout criteria, a 100-point fit score with the reasons behind it, and a call summary with next steps. Draft-only — it does not make a credit decision.
What you give it
[loan type: bridge | fix-and-flip | DSCR | construction] [lead notes or call notes, if any]

Borrower Prequal Call Script

Most first calls with a borrower run twenty minutes, cover the property in loving detail, and end without the three answers that decide the deal: is it business purpose, can they bring the cash, and have they done this before. Then a processor spends a week on a file that was never going to close. This skill gives the caller a script in the order that kills bad fits earliest, scores what they heard against the lender's own box, and writes the call up so the next person does not re-ask.

Works for: private lenders, loan officers, and brokers on bridge, fix-and-flip, DSCR rental, and ground-up construction. It sits in front of the deeper skills — fix-and-flip-deal-sizer, dscr-worksheet-builder, new-deal-intake — and does not replace their underwriting.

Step 1 — Intake

Two modes. Before the call: build the script. After the call: score and summarize the notes. Pull what you can from the conversation first; ask only for what is missing.

InputRequired?Notes
Loan type✅Bridge, fix-and-flip, DSCR rental, ground-up construction. If unknown, run the universal block and branch on the answer
Your credit box✅Min/max loan, max leverage by type, property types, states, minimum FICO, experience rules. If none is given, use Step 4's illustrative defaults and label them
Lead source and what is already knownHelpfulWeb form, broker referral, repeat borrower. Skip questions that are already answered — confirm them instead
Call notes or transcriptAfter the callRaw notes are fine. Unanswered questions stay unknown
Caller's name and next-step optionsHelpfule.g. "term sheet within 24 hours," "send application link." Use [CALLER NAME] otherwise

Minimum viable: a loan type (or "unknown") and some version of the lender's box. Without the box the score is against illustrative defaults and the summary says so at the top.

Step 2 — Script order: knockouts first

Order matters. Ask the questions that can end the conversation in the first five minutes, then the ones that size the loan, then the ones that shape the file. Build rapport by being useful and quick, not by leaving the hard questions until the end.

Block A — Knockouts (first 5 minutes, every loan type)
