What this skill does

Structures the partial releases on a loan secured by several properties. Splits the loan across the properties, sets what the borrower must pay to release each one, and checks that the properties left behind still cover the loan — even if the borrower sells the best ones first.

What it does

  • Splits the loan across properties by value, by income, or a blend — and says which it used
  • Sets release prices as a premium over each property's share, with an optional share-of-sale-proceeds rule
  • Re-tests loan-to-value, debt coverage and debt yield after every release, in the order that hurts the lender most
  • Shows when the loan is fully repaid and which properties come free at the end
  • Checks whether each release price is achievable from the property's expected sale
  • Writes the release terms in plain language ready for a term sheet

When to use it

  • Terming up a rental portfolio, scattered-site flip package or lot loan
  • A borrower wants to sell or refinance one property out of a blanket loan
  • Negotiating the release premium with a borrower or broker
  • Reviewing a release schedule someone else proposed

What to have ready

  • The list of properties with values and, for rentals, income
  • The loan amount, rate and payment type
  • Your leverage and coverage limits
  • The release premium, if already agreed

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"We're doing a [AMOUNT] blanket loan on [NUMBER] rentals in [CITY] — values and rents attached. Set release prices and show me the pool still works if they sell the best houses first."

What you get back

An allocation and release price table, a worst-case release stress test, the payoff point, recommended release terms for the term sheet, and a list of issues to resolve.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Sample premiums are labelled as placeholders, and anything touching loan documents, recording or title is flagged for your counsel and title company.

blanket-loan-release-price-builder
What it does
Use when a lender, broker, or loan officer is structuring or reviewing a blanket, portfolio, or cross-collateralized loan and needs allocated loan amounts and release prices. Trigger on "set the release prices," "allocate the loan across the properties," "partial release schedule," "what does the borrower pay to release a house," "can they sell one property out of the portfolio," "release at 120% of allocated," "will the remaining collateral still cover the loan," "cherry picking," "lot release prices," "condo unit releases," or when a rental portfolio, a scattered-site flip package, a builder's lot takedown, or a condo inventory loan is being termed up. Allocates the loan, sets release prices, tests remaining LTV, DSCR and debt yield after every release in the worst order, and produces a release schedule for the term sheet. Structuring aid, not loan documents.
What you give it
[property list with values and income] [loan amount and terms] [release premium, if set]

Blanket Loan Release Price Builder

A blanket loan is one loan secured by many properties, and the borrower almost always wants to sell or refinance some of them before the loan is repaid. The release price is what they must pay down to get one property out. Set it too low and the borrower sells the best assets first, leaving the lender holding a weaker pool at the same leverage. Set it too high and the loan can't work for its intended business plan. This skill allocates the loan, sets release prices, and proves — in the worst release order, not the likely one — that the remaining collateral still meets the lender's tests.

Works for rental portfolios (DSCR or bridge), scattered-site fix-and-flip packages, builder lot or spec-home loans, condo inventory loans, and mixed small-balance commercial pools.

Step 1 — Intake

InputRequired?Notes
Property list✅Address or ID, value (and its source: appraisal, BPO, purchase price), and for income properties the NOI or rent
Loan amount✅Total commitment; for construction or rehab, say whether allocations are on the funded or committed amount
Rate and payment type✅Interest-only or amortizing — needed for DSCR after each release
Lender's tests✅Max LTV, min DSCR, min debt yield the pool must keep. If none, use the closing figures as the floor
Release premiumHelpfule.g. 110%, 115%, 120%, 125% of allocated amount. If none, test a range (Step 3)
Business planHelpfulHold and refinance, sell individual homes, sell lots to a builder, sell condo units
Expected sale prices and costsHelpfulFor a "greater of allocated premium or % of net proceeds" structure
Property states and countiesHelpfulRecording and release mechanics vary by state

Minimum viable: property values, the loan amount, and the rate. Without income data, run the LTV tests only and say DSCR and debt yield were not tested.

Step 2 — Allocate the loan

Allocated loan amount (ALA) is each property's share of the loan. Choose the method, and say which one in the output:

MethodFormulaUse when
By valueALA = Loan × (property value ÷ total value)Similar properties with similar yields; lots; condo units
