Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Finds out how much of the borrower's stated cash actually counts. Rebuilds liquidity account by account, separates money that can fund the closing from money that only counts as reserves, and lists exactly what the borrower must send to close the gap.

What it does

  • Checks every statement is complete, current and genuinely from the bank before counting a dollar
  • Applies haircuts to brokerage and retirement accounts and keeps cash to close separate from reserves
  • Flags large deposits that need a source and backs them out until they are explained
  • Catches ownership problems: joint accounts with a non-borrowing spouse, other companies' accounts, third-party money
  • Notes signs a statement may have been altered and recommends verifying directly with the bank
  • Shows what the borrower has verified today and what they will have once each condition clears

When to use it

  • Statements arrive on any bridge, flip, rental or construction file
  • Before issuing a clear-to-close
  • A borrower's stated liquidity looks too good or too convenient
  • A deposit shows up that nobody has explained

What to have ready

  • The bank, brokerage or retirement statements
  • The borrower and guarantor names
  • The cash needed to close
  • Your reserve rule and asset policy, if you have them

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here are two months of statements for [GUARANTOR NAME] on the [CITY] flip. Cash to close is [AMOUNT] and we need six months of interest in reserves. What counts and what do we still need?"

What you get back

A pass, pass-with-conditions or short result, an account-by-account schedule, the deposits that need sourcing, statement problems, verification flags, and a conditions list ready to paste into the needs list.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Any threshold you don't supply is labelled as a default, account numbers are shown by their last four digits only, and nothing is sent to the borrower or the bank for you.

Skill name
bank-statement-liquidity-analyzer
What it does
Use when a lender, underwriter, or processor has to verify a borrower's or guarantor's liquidity and reserves from bank, brokerage, or retirement statements. Trigger on "verify the liquidity," "does the borrower have enough to close," "check the bank statements," "source this large deposit," "how much of the 401k can we count," "post-closing reserves," "are these funds seasoned," "whose account is this," "the statements are in — what do we still need," "liquidity condition," or when statements are dropped on a bridge, fix-and-flip, DSCR, construction, or small-balance commercial file. Separates cash to close from reserves, applies haircuts, flags unsourced deposits, ownership problems and signs of alteration, and returns a verified-liquidity schedule plus a conditions list for every gap. Analysis only; it does not contact banks.
What you give it
[statements or account summary] [cash to close and reserve requirement]

Bank Statement Liquidity Analyzer

"Borrower shows $250K liquid" is the most repeated and least verified sentence in private lending. The number on the application is almost never the number that survives underwriting: part of it sits in a joint account with a non-borrowing spouse, part of it arrived by wire eleven days ago from an unexplained source, part of it is a 401(k) that cannot fund a closing, and one statement is missing page 3. This skill rebuilds liquidity the way a careful underwriter does — account by account, dollar by dollar — and tells the user exactly what it takes to clear the gap.

Works for bridge, fix-and-flip, ground-up construction, DSCR rental, land, and small-balance commercial files, for individual guarantors and borrowing entities.

Step 1 — Intake

InputRequired?Notes
Statements✅Bank, brokerage, retirement, or other asset statements — PDFs, a pasted summary, or an aggregator report. Note how many months per account
Borrower and guarantor names✅Exact legal names of the borrowing entity and each guarantor, to test ownership
Cash required to close✅Down payment + closing costs + prepaid interest/escrows, from the settlement estimate or sizing sheet
Reserve requirement✅The program rule, e.g. "6 months of interest" or "10% of loan amount." If not given, ask — do not assume
Lender's asset policyHelpfulSeasoning period, large-deposit definition, haircuts, statement age, whether gifts, crypto or other-entity accounts count. If none, use Step 3 defaults and label them
Ownership docs for entity accountsHelpfulOperating agreement or ownership chart, to prove the guarantor controls a business account
Earnest money evidenceHelpfulCleared EMD counts toward cash to close; an uncleared check does not
Other pending closingsHelpfulFunds committed to another purchase are not available for this one

Minimum viable: the statements plus a cash-to-close figure. Without a reserve rule, compute liquidity and cash-to-close coverage only, and mark reserves "requirement unknown."

Step 2 — Check each statement is usable before reading a number

A statement that will not clear is worth $0 until it is replaced. Check every one:
