Audits a broker's or borrower's after-repair value and gives you the number to lend on

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Checks the after-repair value someone else put on a flip — the borrower's, the broker's or a broker price opinion — comp by comp. Throws out the comps that don't belong, corrects the math, tests whether the planned work really produces a house like the comps, and gives you a conservative value to size the loan on.

What it does

  • Grades each comp on distance, sale date, size, condition, neighborhood boundaries and whether it was a true market sale
  • Catches the common inflators: new construction used for a rehab, active listings counted as sales, seller credits left in the price
  • Checks the adjustments and the price-per-square-foot shortcuts behind the number
  • Tests whether the scope of work actually delivers the condition of the comps
  • Builds a rounded-down lender value with a confidence level and shows how much it changes the loan
  • Says when to order an appraisal or broker price opinion, and what to ask for

When to use it

  • A flip or bridge request arrives with the borrower's or broker's value
  • The value looks aggressive for the neighborhood
  • Deciding whether a desktop value is enough or a full appraisal is needed
  • Before issuing a term sheet on a rehab loan

What to have ready

  • The claimed after-repair value and the comps behind it
  • The property's size, bedrooms and bathrooms after the work
  • The scope of work
  • Any other recent sales you know about, and your comp standards if you have them

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Broker says [PROPERTY ADDRESS] is worth [ARV] after rehab — comps attached. Does it hold up, and what value should we lend on?"

What you get back

A supported, supported-at-a-lower-value or not-supported verdict, a comp scorecard, the lender value with its confidence level, the effect on the loan amount, and what evidence would support a higher number.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • It never invents sales or market trends, rounds down rather than up, and never frames anything sent to an appraiser as a target value.

Nothing it produces is a commitment to lend or an offer to sell a security. What it does
Use when a lender or underwriter needs to check an after-repair value someone else produced — the borrower's, the broker's, a BPO, or an as-repaired value in a desktop or full appraisal. Trigger on "does this ARV hold up," "review the broker's comps," "is this ARV supported," "the borrower says it's worth 450 after rehab," "are these comps any good," "what ARV should we lend on," "the ARV looks aggressive," "do we need a full appraisal," or when a comp sheet or ARV estimate arrives with a fix-and-flip or value-add bridge request. Scores each comp on distance, date, size, condition, location and arm's-length status, checks the adjustments and whether the scope of work actually produces the comps' condition, and returns a conservative lender ARV with a supported / reduce / order-a-valuation verdict. Review of someone else's ARV, not a comp pull.
What you give it
[the ARV and its comps] [subject facts and scope of work]

ARV Support Reviewer

Every fix-and-flip file arrives with an after-repair value, and it is almost always the highest number the comps could be made to say. The usual tricks are not fraud — they are selection: the new construction sale across the highway, the active listing counted as a sale, the one comp with a finished basement, the $10,000 seller credit left in the price. This skill reviews someone else's ARV the way a skeptical lender would, comp by comp, and hands back the number the lender should actually size on.

Works for 1–4 unit residential fix-and-flip and value-add bridge loans. It differs from a comp-pulling analyzer such as residential-comps-analyzer, which finds comps and builds a value for an investor; this skill audits a value that already exists and decides how much of it the lender will accept. For commercial appraisal reports, use appraisal-and-valuation-reviewer instead.

Step 1 — Intake

InputRequired?Notes
The ARV being claimed and who produced it✅Borrower, broker, BPO agent, or appraiser — and whether it is a point value or a range
The comps used✅Address, sale date, sale price, GLA, beds/baths, year built, lot, condition notes, distance to subject. MLS sheets or photos if available
Subject facts after rehab✅GLA, beds/baths, lot, year built, and the finish level the scope delivers
Scope of work✅To test whether the finished subject will match the comps' condition
Other sales the user hasHelpfulComps the preparer did not use are often the most telling
Local market directionHelpfulUser-supplied price trend for time adjustments; never assume one
Lender's comp standardsHelpfulDistance, date, size tolerances. If none, use Step 2 defaults and label them

Minimum viable: the ARV, at least three comps with price, date, size and distance, and the subject's post-rehab size and bed/bath count.

Step 2 — Score every comp

Grade each comp against these tests. Tolerances are illustrative defaults — replace with the lender's standards.
