What this skill does

Review a CRE appraisal for compliance and reasonableness, reconcile it to underwriting, and accept or return it.

When to use it

  • Use this skill on the lender side of a U. S.

What to have ready

  • The appraisal or evaluation, including addenda, exhibits, and the certification page
  • The engagement letter, the appraiser's license or certification, and evidence of who ordered the work
  • Transaction value (loan amount), facility type, purpose, and the phase being funded
  • The lender's underwriting: in-place and stabilized NOI, rent roll, operating statements, cap rate, vacancy, absorption, TI and LC, capital budget, and the sizing tests
  • Prior appraisals or evaluations on the property, and the date and value of each
  • Any third-party reports the appraisal relies on: environmental, engineering, survey, feasibility or market study, title, zoning
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Appraisal & Valuation Reviewer skill — I've got the appraisal or evaluation, including addenda, exhibits."

What you get back

A structured report covering regulatory gate and report content, approaches and comparables, reconciliation to underwriting, deductions, discounts, and validity, review findings, and value conclusion acceptance. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Inside this skill

Skill name
appraisal-and-valuation-reviewer
What it does
Reviews a commercial real estate appraisal or evaluation from the lender side: the regulatory product gate, appraiser independence and engagement, minimum report content, extraordinary assumptions, the cost / sales / income approaches and comparables, rent, vacancy and absorption, value premise and mandatory deductions, and a line-by-line reconciliation to the lender's underwriting, ending in ACCEPT / ACCEPT WITH CONDITIONS / RETURN TO APPRAISER / REJECT.
When it runs
Trigger when the user asks to review an appraisal, check whether an appraisal is usable, test the cap rate or comps, decide which value (as-is, as-complete, as-stabilized) drives LTV, or decide whether an old appraisal is still valid.

Appraisal and Valuation Reviewer

Review a commercial real estate appraisal or evaluation for regulatory compliance and analytical reasonableness, reconcile it to the lender's underwriting, and issue an accept, condition, or reject decision with required revisions.

When to Use This Skill

Use this skill on the lender side of a U.S. commercial real estate transaction, before the final credit decision, when an appraisal or evaluation has to be accepted, conditioned, returned to the appraiser, or replaced. It fits new originations, renewals and modifications, annual reviews, watchlist and workout re-valuations, purchased loans and participations, and any file where an examiner or loan review will ask how the value was tested. The request and value premise usually arrive from Loan Request Screening and Sizing; the accepted value and conditions feed Credit Memo Writer and, on existing credits, Annual Loan Review and Risk Rating.

This is educational decision support, not legal, tax, investment, accounting, appraisal, or financing advice. Your institution's loan policy, its primary regulator, and its counsel control. A reviewer who is not a state certified or licensed appraiser is performing a compliance and reasonableness review, not a USPAP appraisal review.

What You'll Need to Provide
